ALBANY, N.Y. (NEXSTAR) — The New York State Assembly Housing Committee held a public hearing in Albany on Tuesday to examine how municipalities outside of New York City can opt into laws that regulate rent, services, leases, and evictions to keep housing attainable. The hearing centered on the Rent Emergency Stabilization for Tenants Act (S4659A/A4877A), a proposed bill that could make it easier and less expensive to enact better tenant protections. Proponents of the REST Act—including tenants, local elected officials, and legal experts—testified that current state law is flawed and easy for landlords to manipulate. Opponents argued that the existing...

Climate deniers use scientific aesthetics to reinforce and legitimize their message. At the same time, their main opponents, the climate activists, are portrayed as emotional and irrational. This has been demonstrated by researchers from the Universities of Gothenburg and Amsterdam, who have studied how climate deniers communicate online. "Disinformation is not just about incorrect facts, but about how these facts look and feel. In today's digital media landscape, messages are spread through images, memes and visual narratives that influence us in an instant, before we even have time to think. By understanding the aesthetic logic behind climate denial, we can...

In what at first glance seems to be nothing more than just a saccharine, sentimental display of performed outrage and feigning victimhood, Zohran Mamdani, the New York City Mayoral candidate slated to become the Big Apple’s first Muslim mayor, instead pitched a dangerous performance that can only be described as a subtle incitement to elicit Muslim rage and resentment against the United States of America. In an address to his constituents on Friday, October 24, Mamdani listed a tearful bevy of indignities that Muslims faced in America in the wake of the Islamic attack against the United States on September...

KINGSTON, Jamaica - Hurricane Melissa is continuing to intensify as the eye of the monster storm approaches the southwestern coast of Jamaica, with forecasters saying winds within the Category 5 hurricane have increased to 180 mph - making the catastrophic storm one of the most intense hurricanes on record. For days, Jamaica’s government has been warning its residents and visitors to make preparations ahead of the monster storm’s landfall, and people have been rushing to stock up on food and water to sustain them through what will likely be long-duration power and communication outages due to the storm's ferocious impacts....

Police said Shockley was arrested after they received a tip that she had an AR-15 and had bought a bulletproof vest. The tipster added that Shockley was obsessed with the idea of mass shootings. Shockley identifies as a man...

Sanae Takaichi, Japan’s first female prime minister, declared in her inaugural address to parliament her intention to sign a peace treaty with Russia to formally end the state of war lingering since World War II. The statement sparked lively discussions in Moscow: is rapprochement with Tokyo possible given its sanctions policy and the long-standing dispute over the Kuril Islands? We explore what lies behind Takaichi’s words, why the treaty remains unsigned, and how the Kremlin views the situation. The Kurils: A Perennial Sticking Point Russia and Japan are the only World War II participants that have not concluded a peace...

@SenRandPaul Bomb first, ask questions “never” makes zero constitutional sense and even less practical sense. I still have questions about the survivors from Ecuador and Colombia. Either they’re drug traffickers, in which case they should be tried and locked up, or they’re not. It shouldn’t surprise anyone that people who value the Constitution and due process are skeptical.

Climate change is reducing the chances of runners breaking marathon records, new research claims. The study, external by US-based non-profit organisation Climate Central said rising temperatures "have made record-breaking runs in some races nearly impossible". It also predicted that optimal running conditions - which it defines as 4C for men and 10C for women - will be less likely in 86% of 221 global marathons by 2045. Former women's world record holder Catherine Ndereba said: "Climate change has altered the marathon. "Dehydration is a real risk, and simple miscalculations can end a race before it begins. Every step now carries...

The English pioneer and Quaker William Penn is attributed to having said “I know no religion that destroys courtesy, civility and kindness.” Penn is not alive to see modern American liberalism, which is a radical philosophy bordering on religious fanaticism that guts those three virtues to gain political power. Just begin with Democrats’ lack of courtesy toward those with different opinions. On a podcast on Oct. 25th, California governor Gavin Newsom said of Republicans that “All this anti-woke stuff is just anti-Black, period, full stop… It’s this great purge.” It is not just a disagreement Newsom submits, but a discourtesy...

NEW YORK (AP) — Bill Gates thinks climate change is a serious problem but it won’t be the end of civilization. He thinks scientific innovation will curb it, and it’s instead time for a “strategic pivot” in the global climate fight: from focusing on limiting rising temperatures to fighting poverty and preventing disease. A doomsday outlook has led the climate community to focus too much on near-term goals to reduce emissions of carbon dioxide and other greenhouse gases that cause warming, diverting resources from the most effective things that can be done to improve life in a warming world, Gates...

Germany’s globalist political class is once again talking about going to war with Russia. Officials in Berlin have suggested that Europe should “prepare for conflict,” a statement that’s raised alarms across the continent. But while Germany rattles sabers, another European Union member is already at war, not with Moscow, but with its own citizens.Romania, one of NATO’s key Eastern members, has quietly constructed an enormous internal surveillance system under the banner of “national security.”Documents obtained under Romania’s Freedom of Information law reveal that from the 2024 presidential elections through September 2025, the country’s Supreme Court issued 2,843 national security warrants....

The U.S. Department of Education recently announced a reorganization of its Federal Student Aid (FSA) ombudsman’s office into a broader “Office of Consumer Education and Ombudsman.” The aim is twofold: to provide clearer, more proactive information to prospective borrowers and their families before they sign promissory notes and to issue a new “common manual” for loan servicing and collections that standardizes practices across vendors. At first glance, the reform seems sensible. After all, with federal student-loan debt at $1.8 trillion and millions of borrowers delinquent or in default, something must change. Yet a closer look reveals that, while better information...
