President Trump proposed 50-year mortgages to improve housing affordability by lowering monthly payments. While longer terms reduce payments, they also slow equity buildup and are currently not allowed under the Dodd-Frank Act.

Like I said, though... I think it’s less “neighborhoods” than locales.
I certainly don’t want to force anyone to live anywhere, but the missus and I lived in 3 different states before settling down.
I generally hate to sound like one of those people saying “Yeesh, kids today!” — but you don’t NEED to live in Brooklyn or Miami or the California coast or the NC triangle!
Ft Wayne, IN... Columbus, OH... Cedar Rapids, IA. Lincoln, NE.... There are both jobs and some really amazing housing prices if buyers would just look more broadly.
My wife kept giving me the evil eye when I suggested it, and again - I didn’t *want* them to move away, but I look at prices broadly, nationally? I think too much of the “affordability problem” is simply lots of younger folks insisting “No, but I want to live HERE!!!!”
That’s perfectly fair, but if you insist on living “HERE” then basic economics: demand - is going to apply.

Mr. President, other than Sec 8, the few new homes around me are unaffordable. Huge, high priced, and sky high property taxes.
Builders need to be incentivized to build more modest, affordable homes.
That will help far more than a 50 year mortgage.
Not crazy at all. Given a choice, most citizens would abolish property tax. The fact is that the entities that benefit from property taxes (schools, county, & local govt, etc) hold greater power over our legislators than the broad constituency. There is no such thing as home ownership so long as the government can impose property tax and can sell your home if you fail to pay.

Trump’s NOT saying everyone has to have a 50 year mortgage - he’s saying it should be an option. The idea has merit. And if it turns out with higher wages as people get older, they can always pay the house off sooner.
\ When my mother was young people would save up their money to buy a home - all of it. Save up the total price of a home before moving in. The change - when a mortgage was possible opened up home owership to a lot more people. This would be the same.
None if it matters if the “affordable” neighborhoods are not safe.

I pulled up some places in Ft Wayne and pointed out there seemed to be plenty of similar stuff nearby AND you’d be saving so much money that you could probably afford monthly trips back to these MUST GO places!
Of course, that’s when my wife punched me and told me to stop trying to convince them to move 3-4 hours away!
Fair point by her, I guess. Now, making me sleep on the couch until I went to a grocery store in Ft Wayne for the shopping list? I think that was a bit much :-)

Then there’s 3D printing of homes. Here’s some info about a trial outside Austin. I’m not big on concrete homes though and the sound inside them is a bit weird.
US Treasuries are paying less than 4% right now.
Instead, households can take that money and loan it to a child for a mortgage loan at 4.75% APR (regulated by government).
The child has a house. The interest on the payments go back into the family estate. The global banks eat sh*t. Everyone wins.
It acts as an annuity for the parents.
But I do think eventually you will start seeing people move to those kinds of places, especially if they can work remotely.
If you sent 30 million illegals home, the cost to buy or rent will automatically become more affordable.
Well theres “affordable” and there is “affordable”.
We have perfectly livable almost free houses just going to rot right in the middle of a big stand of land way out in the boonies. Thats pretty affordable but nobody lives there because [its not close enough to mommy, my dealer doesnt like to make deliveries, I would have to know how to drive, etc].

Yes: for those who want to keep to a 15 or 30 year plan... more power to ya... do it: there's absolutely nothing in mortgage terms -- even a 50 yr. mortgage -- that prevents you from forcing a shorter term. I'm doing that, too.
However... for those who can't get into a house otherwise, it actually makes some sense. Consider this:
> The median time people spend in their homes now is 11.8 years. Sure, there's some equity there that builds up, but if you're moving that often, then affordability matters more than equity.
> Apartment rates are bad and getting worse. This would serve to put the brakes on that if there were a bunch of people exiting for housing that's cheaper.

On the whole: it's not a terrible idea.

I think we can agree that there are some things that shouldn’t be subject to laissez-faire, and shelter should be one of those things.
