President Trump proposed 50-year mortgages to improve housing affordability by lowering monthly payments. While longer terms reduce payments, they also slow equity buildup and are currently not allowed under the Dodd-Frank Act.

Before the 1986 tax bill - ALL interest was tax-deductible.

This is where I disagree with folks looking to ban investment in properties.

If you want to change tax rules on NOLs, carry-forward, etc? OK, that’s one thing.

But prior to 1986? Lots of mom and pop investors - long before the DIY flipper craze - were buying properties as rentals because ALL the interest on ALL the loans/mortgages was deductible.

If folks want to tighten the IRC to change the calculus? OK - we need to talk details, but I’m open to the general idea.

But... banning outright? Now, we’re going too far.

If true, I also vote NO on the 50 year mortgage.

I know it’s an unfashionable concept, but how about you live at or BELOW your means? If you can’t afford a house, and you really WANT a house - MOVE to a place where they have houses you can afford and a job that you can do.

Retired debt-free at 56. Big Dave Ramsey fan. I have owned three homes; always made extra payments to pay them off sooner. Always made money when I sold them. Never any car loans or CC debt. I saved up if I saw the need for something coming at me.

Again, totally unfashionable. ;)

Relatively High Inflation is a key component on a path to reduce the Debt.

I don’t see it helping much at all, given the Congresses of the last 50 years.

Sad for my GrandKids.

he is focusing on the bad ones now to make the court fights easier. Once all his power to deport has been set in stone and cant be stopped by a judge using these criminals.. He will start the mass deportations of the rest.

Unbelievably unsympathetic idea by the president, if he wasn’t joking. My generation is the last that can afford a home. The American Dream is based on realistic home ownership and that is basically gone now for most under 35. And a 50 year mortgage is not ownership, it is rental as others have said. Mr President are you trying to copy the CCCP’s insepid “100 year real estate lease”? You know, the one that collapsed a quarter of their economy beyond repair and left millions homeless? Good golly!!!

the whole european system of peasants and gentlemen was built on a system with no inflation where a wealthy family would simply acquire enough assets for them and their children and childrens children and on and on to live forever off the interest alone. Which is why a real gentleman never worked, they lived off the interest on old family money made long ago.

Inflation and property taxes were in part designed to stop that.

yes. and besides, the market will just adjust back to equilibrium by raising the housing prices higher

President Trump must understand these things, he is, after all, a real estate developer

Concentrating on the criminals first is wise, in most people's opinion.

The fury that will emerge among the general public of mass deportations too fast would be epic. Half the population believe 99% of the illegals are grown Anne Franks.

Im in a half trundled down farm house the size of a small mansion.

It has at least two mansions worth of good junk in it because the wife decorates in a very sheclectic style. She clects the crap and it just keeps piling up. I tell the kids its their inheritance.

Anyway, it was designed sort of as a duplex back in the days when people had a pile of kids. Its from a time before retirement and nursing homes so one side is for the family that runs the farm and the other side is where that couples remaining parents lived. There is a door separating the two sides so grandma can come over and watch the kids for a bit and have supper but can get away when she gets tired.

All that to tell you that its a big house originally intended for a bunch of people and all with one bathroom. Its actually sort of a second hallway connecting the two that can be locked on both sides kind of like a dorm bathroom between two suites.

There are a number of these homes around here, some with the one side even smaller because it was a servant/hired hands kind of situation but the same setup.

Im not sure why so many people today have such a hard time waiting their turn. If there is someone constantly on the toilet then maybe they need to rinse the soap off their dishes better or stop eating so much Mexican food.

Another idea is the family homestead, as long as the family gets along. Together, they buy a property and live in multiple small homes on the property.

Lots of families can afford to do that now. It isn't that common ....
