I used Flex Seal to seal around the flange of a new vent stack on the roof a relative’s house some years ago. No leaks.

I like spray foam.
My wife hates it.
When I use it, I often underestimate expansion. That usually doesn’t bother me.
It bothers her.

Interesting story. Spray foam sounds not-so-good because it absorbs the water. How would you ever scrape that stuff off? The Flex Seal sounds more promising.
I've known folks around here who have used plain old vanilla caulk around their doors. Seems to work well. Pretty easy to remove too. They swear by it.
