'Little slice of hell': Colorado home destroyed by ex-tenant who covered it with obscene graffiti and feces and left behind a freezer full of rotting meat hits the market as a 'fixer-upper' for $590,000

'If you dream of owning your own little slice of hell and turning it into a piece of heaven, then look no further!' the listing says, but warns: 'This house is not for the faint of heart but for that special person who can see through the rough diamond to the polished gem inside.'

Listed as an 'investor special,' the 3,598 square-foot home is filled with graffiti that includes the message 'evict me bitch' spray painted onto a door and a freezer full of rotten meat left behind in the basement

Foster said the carpets were also 'saturated with urine' and the former tenant, who was a woman who owned a lot of pets, left two of her cats to die in one of the home's bathroom after she was evicted

'In decades of being a real estate agent and a landlord, nothing could of prepared me for what I was about to encounter' she ominously says before entering the home.

No big deal...Pretty much cosmetic undertaking. Paint and new carpeting will pretty much take care of everything. As for the freezer...have someone haul it away...without opening it.

sounds like it depends on your insurance contract. And there are vandalism coverage riders. What Types of Claims Does Landlord Insurance Cover, and What Types of Claims Does it Not?

I know why. It's because he cut all the 2x4s.

I had a rental house and a crack whore for a tenant. My business partner and I replaced the linoleum on the kitchen floor and this slut put an 8’ gouge in the floor literally that night.

We sold the house to a true slumlord a couple weeks later.

We‘ve been landlords for over 40 years. Mr. Mercat is the best landlord on the planet. He picks up the rent personally every month. He has a personal relationship with each tenant. In all those years we‘ve only had to deal with damage 3 times. Once we had to deal with non payment of rent. In that later case the tenant was disabled and promised to pay us all the rent he owed and we loaned him $500 for a downpayment on a new apartment so $2000 when he got his lump sum disability. You can‘t garnish a disability payment so we figured we‘d never see the money. A year later he paid it in full. Wow.

By the way, gone as in removed by force. The house no longer stands. It was on a property adjacent to the farm and I never wanted to see it again and got tired of people wanting rent it so I burned it to the ground, dug a hole and shoved what remained in and covered it up. Gone.

I had two entirely different experiences with two different property management companies. One was absolutely useless — I was effectively making every decision myself. The most they would do is send the tenant a letter.

Fired them and got a second company. Wow, night and day difference. I could pretty much forget the property existed except for the monthly check. They charged higher rent, kept the property rented, could spot a potential deadbeat from a mile away (and come up with a reason to get a bigger deposit from them), and evicted deadbeats so fast they never got a chance to do much damage. Anyone who damaged the property found that management company coming after them like a bunch of angry hornets even after they were evicted.

But the area between Austin and Dallas (central Texas) is very affordable.

Not so much once you get into the DFW area. I'm east of Dallas, in the Rowlett/Rockwall area. Bought our house almost four years ago, around $240M. I've seen houses in the neighborhood that are pretty similar to ours getting listed for $340M up to almost $400M for the fancy overly remodeled one.

I deal with the public

Today in white trash areas around half of people suck

Even here ....people’s minds are mostly right politically

But a lot of freepers are sour people....even if they vote right

Lack of empathy here and resentment towards the rich are worst traits

But that said ...lots of good folks....some of my best pals are here....horndogs and splittails

The general public is far worse

It’s gone downhill a lot since I was a kid

White trash has no dignity

I prefer dealing with complaints from blacks and Latinos

We have a few rental properties ourselves, and I must say, our hispanic tenants have been better than the white ones. And we’re willing to work with them if they have an issue with paying for a period of a few months, in the long run it’s better to keep your tenants happy.
