Well for this old guy planning to sell soon, I watch every day to see how much it has increased in price since 2020 and can’t help but smiling...
In the mid 80’s an 11% Mortgage rate was good. Prices will need to adjust downward soon.

Newly constructed homes are going for $600,000-$2,000,000+. Almost all of them are larger than 5,000 square feet.
This is in the poorest large city in the United States (average household income is $54,000).
There are several in my neighborhood that just sit empty, and have been for years.
Either there will have to be a change in the way houses are constructed to lower production cost (eg 3D printing) or there will simply be a smaller number of homes built.

Nope I plan on going back to the Philippines soon, I can get VA care in Manila and have always liked that part of the world since Uncle Sam sent me to SE Asia for my summer trip.
I look at the way the prices have gone it up here and selling is the best choice for me, there is no doubt I will be able to buy lots of cardboard boxes lol
Cash buyers don't care about mortgage rates, and they seem to be driving the market in my area. Not sure how long that can continue.
