My husband and I are recently retired and looking to relocate to the southeastern area of Tennessee, somewhere near the vicinity of Delano. If anyone would share tips, i.e. locale, realtor options, I would be grateful.
I once considered buying like 80 acres in Hohenwald, Tennessee, with its own caves on the property and everything. But alas I didn’t.

Tennessee is a great state. rural property is cheap.

Really though, it’s hard to beat anywhere near the Smokies...
Actually, we have camped on numerous occasions at the Hiwassee/Ocoee. Grocery store stop on way in has been the extent of visiting Delano. Not looking for town living. If there’s something you want to share, pm is an option. Thanks.
That river was the old secret. Not so much anymore.
BIL pulled a 5lb Brown out of it some years ago. Probably 4ft of depth or so.
I understand it’s been paved as well.
That’s because Trout like cold water. I.E. mountain streams, high elevation. Like say Sevier County. In the Smokey Mountains where we live. And absolutely love it! Don’t come here if you plan on voting Democrat though!
No idea! That size house is larger and the acreage is smaller than what we are looking for...

Uh, duh. That’s why we drive 3-4 hours north for hubby to go trout fishing!
And no worries - we ain’t no rhinos and fer sure no steenkin’ demonrats.
Oh yeah...Little Pigeon River is really good fishing...Especially up near Sugarlands...
Check the year round weather. East Texas and Florida are Similar. There is 3 months of hell, 9 months of 90+ degrees summer, and 3 months of cold. The nearly year round heat and humidity are not pleasant. Many warm 70+ days pop up in winter when allergens bloom because they are fooled into thinking it is spring and strike.
I’m pretty sure Tennessee has four changing seasons.
Get used to gents coming up to you and saying ‘you must be from Tennessee because right now you’re the only ten I see!’.

Lots of trees, mountains, hills, lakes and streams. No room for stores.
Its really easy to buy a gun.
Prices for housing are too low.
Food is cheap.
Most of the people are patriotic. Whats worse, theyre honest.
Theres no income tax, so I dont think the state will improve much.
Those TVA lakes are just miserable

The Smokies are just crawling with damn Yankees and tourists from Floriduh
Towns like Oak Ridge are just intellectual wastelands

Well, I’ve been looking in the gatlinburg area. The market is extremely competitive. Last week got beat on a 10K over list bid by a cash offer.
Be prepared to pay, not bargain.
