Well, I’ve been looking in the gatlinburg area. The market is extremely competitive. Last week got beat on a 10K over list bid by a cash offer.
Be prepared to pay, not bargain.
We vacationed in Gaitlinburg about 8-10 years ago..were pulled in by the great online ‘brochures’..and while there were nearby areas that we thought were quite pretty, we were astounded at how “touristy” it and (gasp) Pigeon Forge were. (Holy. Mother. Of. God!! What the...?)
Definitely not ‘us’..but we did stay in a nice cabin overlooking the Smokies that was far enough outside of ‘town’ to be decent..
If you look in Cocke county, next to Gatlinburg, you can find great deals. Cocke is moonshine country where the movie Thunder Road was made. Of course you may have to shoot a few meth heads from time to time, but it’s sort of like living in Indian country. The land is cheap and the neighbors are real Americans! We love it! Not for everybody, but sometimes, that’s not a bad thing.
