I’ll take it! Close enough to visit the kids, even has a guest cottage. I’m sure it will be gone in a couple days. I check listings in different states, even TX, where I know its hot. They are getting grabbed up in just a couple days.
Even at that price, I’ve seen a lot of listings that already have pending or under contract on them. I hope the market is still like this when I go to sell in a few years! Probably won’t be, but I can dream. LOL

West of Columbus (which is around 50 miles W of Billings) and South of Yellowstone River in a nice hilly area.
Only drawback is we had some bad fires in about that area about 6-7 years ago that left what some call Sierra Club Clearcut....might explain the price being a bit lower than I've seen for that kind of outfit.
Especially with all the CA/WA/OR escapees we've had the past six or eight months.

I hear people are doing just that. I’d have to see it in person before we’d buy. Just like my shopping, I have to see it, feel it, check it out. I’ve noticed the prices out there climbing right up. I hope they settle some by next year when kids will be looking to buy something. They rent the perfect place right now, but will outgrow it shortly w/another baby coming this summer.

The market up here is worse, and it’s an intentional takeover.
Our realtor is expecting to get $1M offers plus for our place. It is NOT worth that kind of money. He said the buyers now are ALL from China, and possibly the Middle East. They are taking over, buying up all of the houses that come on the market, and ordinary, blue collar Canadians don’t have a hope of purchasing, unless they’re loaded.
First time home buyers are SOL. Plus, the rental market is non-existent. It is a very, very depressing, hopeless, dangerous time for anyone starting out. It’s terrible. And it’s by design.
Population of Canada is about 35,000,000. How many homes would that be? Maybe 15,000,000? Between the Chinese (mostly) and the Middle East, purchasing 15,000,000 homes for them would be a cakewalk.
We already know Trudeau is in bed with the CCP - they’re moving in and taking over right before our eyes. I’m glad I’m the age I am, but I fear very much for my kids and grands. Very much.
