In the face of sky-high rents, President Joe Biden is rolling out a new set of principles the White House is calling a "Renters Bill of Rights" in an effort to improve rent affordability and protections for tenants.
The president is directing the Federal Housing Finance Agency (FHFA) to examine limits on rent increases for future investments and actions promoting renter protections. The Federal Trade Commission (FTC) and the Consumer Financial Protection Bureau (CFPB) have been tapped to root out practices that unfairly prevent applicants and tenants from accessing or staying in housing.
This rollout comes as progressive Democrats have asked Biden to direct different agencies, including the FTC, to limit rent increases. While rent control is common in some cities, there has never been federal residential rent control.
Specifically, lawmakers had called on the president to direct the FTC to issue new regulations defining excessive rent increases and enforce actions against rent gouging, suggestions that are aggressive than what the administration has so far put forth. The letter also asked to have FHFA put in place rent protection for tenants living in properties financed with government-backed mortgage properties, which is more closely aligned with what the president outlined on Wednesday.

When I moved to LA years ago, a friend of mine owned a small apartment building in Santa Monica. He offered me an recently vacated apartment but it came “as is”. It was disgusting - filthy and just gross. Cheap, yes, but because of rent control, the owner had no money to clean or update the apt. or the building. But, of course, he HAD to have solar panels, etc. installed. I ran like the wind and moved to Brentwood. I still detest Santa Monica.
If this passes we can add another crime to FJB’s list; Rent gouging. He charged his own son $50,000 a month for rent.

Blackrock (as all the other financial institutions) will issue Foreign Bonds at high interest rates to Ukraine for rebuilding that are guaranteed by the US government. They don’t get their hands dirty.
And they’re all cookie-cutter with their charges! Lots of high fees...application, processing, air filter-changing service, smart home, pool maintenance (if any), pet fees (upfront and monthly). It’s crazy. Around here though...those rentals tend to sit vacant. Good!
No legal authority for this whatsoever. My guess is that it is an extortion campaign directed at any publicly traded rental companies. Any problems can probably be cured with a fat payment to the DNC or a fat retainer for Perkins Coie.

Housing shortage will be exacerbated, and existing stock will get crappier. Landlords will divest, and the federal government will take over, and what will be left is high-rise housing projects like those on Mother Gaston Blvd. in Brooklyn, or Cabrini Green in Chicago, from sea to shining sea. Fun, fun, fun, since daddy nationalized the T-Bird and turned it into Amtrak.
How about a property owners’ bill of rights? My wife has talked on occasion about building apartments and renting them for an income. But stuff like this keeps happening and there is just no way I could see us taking such a risk.
