In my state the first mortgage is public record. Subsequent liens are not made public.

The county property and tax records are available. They may not show selling price but do have mortgage lien info plus owners name. This kind of inaccurate story is what gives the msm ammo on branding it right wing conspiracy theory.
Being in RE, you must know that appraisals are based on comparable sales, and that's why sales prices are made available.

Tax laws allow you to receive a gift up to $14K from an individual without having to pay taxes on it. I've done that for others, without them having to report it to IRS.
