U.S. Home Prices Hit All-Time High

U.S. home prices surged to an all-time high in June according to a National Association of Realtors (NAR) report released last Thursday.

The report found that the median existing home price in June reached $440,660, an increase of 1.8 percent year-over-year and a new high according to the NAR’s chief economist Lawrence Yun.

Housing sales declined to 2.4 percent month-over-month in June and 2.8 percent, seasonally adjusted, since June 2025. The NAR’s Housing Affordability Index is up 6.8 points since June 2025 at 102.3, signaling that home prices are more affordable relative to the median family income. Yet the index was down 2.8 points from May.

Home affordability has become a contentious issue as “affordability politics” dominates discussions leading up to the midterms. A Harris poll conducted with the Guardian earlier this month saw 45 percent of respondents share that they found trouble affording housing.

Congress recently passed the “21st Century Road to Housing Act,” which aims to loosen regulatory burdens on building and increase the supply of housing. President Donald Trump declined to sign the bill, letting it become law on Saturday following the 10-day window after being passed by Congress but not vetoed.

I don’t think it’s all that great for seniors either.

My current house cost $440,000 in 1999. We’ve probably put $250-300,000 into it over the years. Its estimated value on Zillow is now $2.4 million.

BUT...

What good does that do for me and my wife? My insurance has tripled in just over a decade, my property tax is higher, and what can I do with a theoretical value that I can’t touch? If I sell and stay in Miami I can only find a similar property, so that would make no sense.

The only benefit is if we were to drop dead, our kids would be able to cash out at the inflated price.

Good summary. Additional comments:
1) immigration both legal and illegal (increased demand means higher prices)
2) feminism / high taxes leading to dual income families (increases the number of qualified purchasers at a particular price point - which again means higher demand which increases prices)
3) credit / usury: the availability of credit always drives prices up. I’m not saying that all home purchases should be for cash but it still must be understood that the ability to buy an item on credit will naturally tend to increase the item’s price

No, it wasn't a huge issue when Biden was in office.

And yes, I was MORE for gas at the pump back then, and that also wasn't a huge issue.

Underpromising and overdelivering is much better than overpromising and underdelivering. A decrease in the rate of inflation does not bring down any prices. It just slows the rate of growth. Most Americans are very poor at math and need to be taught correctly, not promised something that is never going to happen.

How many votes is Trump going to lose due to his constant repeating of “no tax on Social Security”. I was already aware that there was an income cap on those who would not be paying such a tax, but there are probably plenty of people receiving Social Security who did not know that until they filed their tax returns this year.

The housing market is tight - we have illegals creating demand, and with millions of homeowners locked in to a 3% mortgage, they are not going to sell. It’ll take a decade to add enough supply to get back to something normal. Best bet is to buy a lot, hire a contractor to build a home.

Sounds like you’re minimizing the benefit when you should be jumping for joy. Passing appreciated assets to your heirs tax free is the point of any good estate planning strategy. Celebrate your good fortune!

My daughter in spokane just put her house on the market, and there was a bidding war, sold it the first day. It is a very nice house and I love having her nearby but she wants to move back to the country. she moved here when her husband died a few years ago (thanks to Fauci) .
Now she’s going 40 miles north. she has a few friends there who worked for her husband at the sheriff’s dept. House is two blocks from the river. safety first.

Our income is mid six figures, so the additional costs of maintaining the house are easily manageable, but that’s not true of all our neighbors.

I’ll be happy to leave an appreciated asset to the kids, but appreciated house prices don’t have any positive impact on our daily circumstances. That is true also for the millions of homeowning retirees who are on reduced incomes but whose living costs have steadily risen, often dramatically so. Many of them will be financially incapable of keeping their homes.

Correct answer—but think carefully about what group would most effectively fight this.

That nation (and more importantly its fanatical supporters) do not play fair. They play to win. The name calling against any who resist is called a clue.

I’m in Upstate NY...In 2022, regular unleaded was $4.98....even went to over $5/gal. I wrote it down so I could keep track of my mileage.

The news gets to choose what they talk about and what they ignore, when they run a story and how they spin it, how they analyze things and what conclusions or connections they draw.

When you have ~85% of the media on your side, most of the social media (where most get their “news” from today); may that be their owners or the journalists themselves, and you have no true moral or professional standards, not even an attempt at trying to be consistent and objective, you get what you have today:
