Impossible. We’ve been told by Putin’s regime and its fellow travellers that all the magically “annexed” areas of Ukraine are Russia forever. So either Kremlin Bolesheviks were lying when they said that or they are lying now. There is no door number 3 here.

Russia will get Donetsk, Luhansk and Crimea.
Ukraine will get back the currently occupied parts of Kherson and Zaporizhia. Ukraine will also get some security guarantees from a coalition of European states (Scandinavia, Poland, the Baltics and possibly Romania and Turkey) but not NATO.

Honestly, that’s about the best deal anybody’s going to get. The reality is its Ukraine that cannot sustain the war effort - they’re running out of men. Russia is not going to give back territory it paid for in blood so anybody harboring delusions about that can give that up that little fantasy right now.
The Russian conditions are: disarm the AFU and bring it down to 80,000 military with only defensive weapons.
Removal and deNazification of Ukraine and no more Bandaras idealogy.
Protections for Russian language and Russia speakers.
Restoration of religious freedom and return to the Russian Orthodox Church all lands, and all clery released from Political Prision.
No NATO Membership forever.
No NATO boots anywhere for any reason in Ukraine ever again.
