Wall Street is eyeing this Long Island area as the ‘new Hamptons’

The most expensive home for sale in Atlantic Beach, Long Island, has just listed for $11.5 million.

Indeed, this marks the biggest number seen for the chiefly laid-back area, though probably not for long.

As Wall Street is set to return to a full five-day work week, the Hamptons is starting to seem pretty far away.

This part of the island, with a lowly population of about 1,800, comes with all the perks of the Hamptons — right on the water, for starters — and it’s just a breezy hour away from the city and away from the crowds.

Rarely do homes list in this area. Currently, only 15 properties are on the market.

Damn, they are packed in there! Appears to be four feet ASL. Good luck getting out in a hurricane.

With so few roads heading west able to get one off of Long Island (there are no east, north, south roads off of Long Island), in all the years living in the area always considered AGAINST Long Island as a place to live.

It shares a peninsular with Long Beach. It is a short drive from Far Rockaway Queens. About 2 minutes. It stretches 1.5 miles from its eastern shore to the city of Long Beach. It has 5 beach clubs and is 2 blocks by 22 blocks. Has great beaches and surf. Few restaurants though neighboring Long Beach has a city ordinance that every other storefront must be a bar. Is at least 90 minutes by public transit from Manhattan and more by car. People who see Atlantic Beach as the new East Hampton are delusional.

Hmmmmm - I thought the oceans were rising due to climate change. Why would they buy expensive properties on the ocean if they really believed this? And you can figure most of the residents are libs.

90 minutes by car if there is traffic, but it's only 25 miles from Manhattan. Better than 4 hours to the Hamptons.

That’s Atlantic Beach? Looks like a typical ordinary middle class neighborhood for the most part (except for the nice water views and boat docks). That’s NOTHING like the Hamptons...

notice: Just Listed
does not mean sold. Atlantic beach is a pain to get to, they say and hour from NYC but try that at any time other than 3 in the morning. It’s a nice home but you never want to have the most expensive house on the block.

They are right under the flight-path to/from JFK.

Add to that NY taxes and insurance. No thanks.

Exactly. It is beyond me how anyone can afford the annual taxes on Long Island. Even for an ordinary middle-class house. We know several people who had no choice but to move out of Long Island... the exodus started decades ago.

And why would local and state government permit the sale of these properties with the absolute certainty of rising sea levels. Climate scientists have said with absolute certainty that coast properities will be underwater in the near future.

Yes! My extended family left Long Island decades ago, laughing all the way to the bank.

Not the Hamptons, or really anything like the eastern tip of LI.
