'Down the drain’: Millions face eviction after Biden lets protections expire

The federal eviction moratorium in place since September is set to expire Saturday, after the Biden administration refused to extend it and Democrats in Congress couldn't muster the votes to intervene.

Housing advocates point to renters in Ohio, Texas and parts of the Southeast — where tenant protections are generally low, housing costs are high and economic problems from the pandemic linger — as particularly at risk. Even though it has its own ban in place through August, New York is also a concern, because it has been especially slow at distributing rental assistance funds to the hundreds of thousands of tenants in the state who are behind on their rent.

It’s not just renters. There was also a moratorium on foreclosure evictions which ends today.

I’ve been a renter ever since I lost my husband. There was a time in the 80’s when I lost my job but I still paid rent before any other expenditure and kept my car going. It was a problem making ends meet but you sacrifice everything but necessities. No shopping trips, no entertainment, none of the usual enjoyments of life. And you find alternatives. A walk in the park, a packed lunch at a picnic table. Etc.

I just think those who don’t pay are often unwilling to make the adjustments necessary to make it work. And if you really can’t pay then move in with a family member or take a room somewhere.

With very few exceptions, anyone not even paying their rent is a crooked scammer ripping off the owner just because the politicians say he can get away with it. And there are tons of jobs on offer for people too- the scammers just want to sit at home and watch Oprey reruns. And they enjoy at least eight “no questions asked, just come and get it” free grocery giveaway places too. No rent cost. No food cost. No transport cost too as they csm pick up free vouchers for gas and car expenses. Incidentally, there are about 200 cars at one of the free grocery giveaway places. Every tingle last one of which is a nice new car. Almost all Japanese cars too and a few are extra expensive models like Lexii and yes, one big strong guy was trying to stuff all his free food into his little Porsche. Not a single old or junky car in the entire lot.
If there are any people who really are disabled such that they can’t work, I’m all for helping them. I’m fine with that. But for the most part these are all able- bodied grifters now — just ripping off “the system” because the politicians tell them they can get away with it.
This is not the way to build strong character or strong citizens ( yes, free free free applies to illegal aliens too - no questions asked). Nor is it any way to build a strong country.
Let’s help the small number who really need it and tell the lazy bums to go get jobs

My parents have two rental houses that I manage. Seems we always have one good renter and one bad renter who just doesn’t understand how renting works. They talk to me like they own the place. The courts give them months and months without paying when I finally evict them for non payment. One even got a free court paid attorney to fight eviction after she hadn’t paid for 6 month. Judge gave her 3 months to move. Plus she totally trashed the house. Life’s just upside down right now.

Only way I would be landlord today:

2 month's rent as security deposit. Lease to run month to month with thirty days prior written notice to vacate by either party.

I didn’t realize that but it should be happening. Anyone that
rents, borrows money to buy, etc. should pay their debt or get out.

Good idea but when the government tells you that you can’t evict for non- payment, your tenants may just stop paying you like many have already. That two months security deposit money runs out awfully fast —-

Dunno for sure, but my guess would be booze, drugs, and gambling.

My suggestion is that any landlord who can’t evict a renter for failure to pay the rent should be absolved of any property tax payments up to the amount of loss. Why have to pay for government that harms you? This is the same as taking your property and being forced to quarter the King’s troops without compensation.

I include all utilities in the rent charged. If they don’t pay the rent I have the utilities suspended.

Yup. My LL bud who has a 30 unit bldg told us he KNOWS they got money from the feds and those clowns who have not paid in 10 months have not even had the decency to pay at least a fraction of the rent. He’s not vindictive but he treated them fair and square thru more than a year, and it’s time to kick them out.

Yup - good screening is an important skill for a landlord. I don’t have as many as you but I didn’t have anyone not pay. I have one that’s been about a half month behind on rent since this started but have consistently paid. The rest all on time. I look for high credit, stable job history, single family unit (as opposed to multiple individuals applying together) that can pay the first month rent and security deposit (equal to first month rent) up front at signing. I have never had to evict anyone and only had two tenants ever that I’ve had to use all or part of their security deposit. I even had one tenant add $6k in capital investments of their own money in the backyard at one of my former homes for expanded patio etc.

Jobs are going begging. Many chose to stay home and collect federal benefits. This, along with the moratorium, took away the incentive of many to work. The next step should be for all the remaining States to join those that have terminated payment of enhanced unemployment benefits. Perhaps then people will go back to work.
