I include all utilities in the rent charged. If they don’t pay the rent I have the utilities suspended.
That’s a good way to get them out. I’ve done that in the past.
Well that’s an interesting option for Landlords. At least you have some leverage.
Unfortunately, that's illegal in South Carolina. However, renting on a month-to-month basis with 30 days notice is the way to go! Just give notice and not renew the lease
That is illegal in most (all?) states to do—I’d be very careful doing that. Not to mention its hard to pass through $ for $ on the utility costs.
