Regis Philbin and his wife Joy have put their Greenwich, Conn., home on the market at a much lower price than they bought it.
The 13,661-square-foot residence is selling for $4.595 million, according to the listing. That price is actually 36 percent less than what the Philbins paid for it almost 10 years ago, The Wall Street Journal reported.
Every seller in Greenwich is having to adjust to this market, the propertys listing agent, Joseph Barbieri of Sothebys International Realty Greenwich Brokerage told FOX Business. [ ]
The English Manor-inspired house has six bedrooms, nine full bathrooms and three partial bathrooms, according to the listing.
It also has seven fireplaces, mahogany library, a billiard room, a pub room with a full bar, a home theater, sauna, gym and a wine cellar, the listing said. [ ]
Amenities on the property also include a one-bedroom guest house and garages to fit five cars, the listing said.

My chapel is a 15 minute walk away, located on a university campus, & on Sundays it’s filled with college babes.
All that house for one man and his wife?
Wow. But then, it’s from the money he worked for, so how he chooses to spend that money is up to Regis. I come from far, far more humble beginnings, therefore the difference is a bit shocking to someone like myself. Still, as I said, it’s his money. At least this helps the local economy. Puts builders and designers to work and so on. Money makes the world go round, don’tcha know?
Living in a small space with a thousand books, lots of hobbies, two cats and two birds, I’ve learned that larger places are actually a lot easier to keep clean and neat.
But there’s large, and then there’s ridiculous. Two bathrooms to have to clean is my absolute limit for the rest of my life.

Yep its a sellers market on Long Island.
Nobody wants or needs those huge homes.
Celebrities 'invest' in real estate because they hope their name associated with the property will increase the value.
Regis is no longer a celebrity with relevant name recognition. He's just a guy selling a now over-valued house.

A wealthy man once told us that wealth is measured in the number of _families_ you can afford to employ.
I’d guess, roughly, a place this size needs 12-15 workers, full time,inside and out, not including chefs and personal staff. All of whom get benefits, so add 1/3 to any estimated salaries.
We’re on the cusp of a much-anticipated downsizing from 2100 sq foot house and 1600 sq foot shop and 80 acres, after 45 years. It is too much.
Cannot imagine something this much larger, even with a full staff. Someone has to schedule and manage the staff, which is probably another full-time position. But who manages the manager?
How many chapels?
Sounds like a nice place. Id put a chapel in the guest house and put my religious art collection in it. Got some great things in Europe at flea markets where grand kids are divesting their grandparents homes of such items
When I am visiting in that part of Connecticut I stand in siss jet engines Sunday morning to hitch a ride to Church. My sweet B-I-L once dropped
me off at mass in his Porsche picked me up an hour later in a different Porsche. Took me on a Sunday drive around beautiful historic southeastern Connecticut

Anyway, Regis prob has the money for the loss, but anyone knows with rampant abortion and birth control, denned will decline quickly. Ten years is about right. In twenty years those old manors will become ruins -uninhabited.
Connecticut will not wise up and reduce those property taxes, either. Most of the revenue comes from middle class
Connecticut taxes on a 4.5 mill home on the LI sound? In NY on the LI sound, taxes on our 1.7 mil home are 34k per year. So Id guess about 6 k per month if one pays Regis in cash. Which some people actually do.
I think he’s lost a bit mentally, too. I’m not saying that to make fun of him, far from it. It’s tough getting old and I really do like the guy.
Greenwich has experienced a 25% price drop. In that expensive Round Hill area, there’s a lot of acreage. People don’t want to pay to deal with 10 acres of grass.
In Greenwich and Darien, smaller homes close to railroad stations sell quickly.
Yeah, you’d have to employ an army to properly take care of the place.
Curious that there are twice as many toilets as bedrooms.
In the house my folks brought me home from the hospital to grow up in, there were eight; but plenty more bedrooms. Understandable when you have lots of company to entertain and accommodate. I’m told that eventually one tires of that sort of thing.
And killer taxes. Currently I live in a reasonable state and my taxes are under $1k/yr. It’s huge and tough to heat but it cost mere peanuts.
And it’s in the deep red core of PA. :) Nary a Clinton sign was seen in 2016.
Potential downside. If the lib voters escape their hellholes they’ll contaminate the free states. Needs to be some solution for that.

Connecticut will not drop it. Those homes will vacate in twenty years. Or get bought up by Chinese or saudis.

I can relate to that, turning 75 this month. Even though you try to exercise, eat well etc. the body is going to do what a body does.
I dont begrudge Regis his wealth. Whats insidious is all the property taxes extortion by the state. Cant blame retirees for downsizing and moving out of state to avoid getting reamed by the leftards who run the government. Pretty much the whole northeast region is a similar cancer in that regard.
They cant tax themselves into prosperity try as they might.
