A question for South Carolina residents

We are thinking of pulling up the stakes and moving to South Carolina! We live on the coast of North Carolina and are just tired of the rising cost of coastal insurances we are required to have as well as other expenses. Also, our town is projected to double in population in the next ten years - with traffic and already having delays in healthcare and waiting in line for everything, this is unbearable already.

I have lived in The South all my life and am currently looking into the different cities such as Greenville, the surrounding cities and Lake Keeowee. If anyone has any suggestions on a good, safe and Southern (not a lot of transplants - no offense but I love my South) part of town or other South Carolina cities to look into, I would appreciate it. I have a lot of friends in the Rock Hill area but have lived in Charlotte and would like a different community that is Christian and Conservative with an active Republican HQ and is a safe, cohesive community.

Not sure if this is the place to post this but am anxious to take a road trip to seek out my next adventure!

SC has often crossed my mind as a good state to live in, especially with its milder climate. Might get a shade hot and humid in summer. Anyway, if I could pick any state in a pinch, SC would be it.

Beware of hurricane season. Inland a ways near the Savannah River, maybe.

I live in Sun City Hilton Head. Bluffton would be a lovely place to live. We have friendly people, lovely beaches, great golf courses and wonderful food. There is some sort of festival every weekend. Bluffton is a short drive from Beaufort, Savannah and Charleston. Taxes in Beaufort County are ridiculously low. It’s nice living in a resort area.

South Carolina is on our list. Florida,Georgia,Alabama and Mississippi are the others. What state that’s chosen will get great American Conservatives. We are done with Mid-Atlantic idiocy.

Some have mentioned Bluffton here; the central part of the town is downscale compared to the surrounding area and is growing like a weed over the past few years thanks in no small part to a Mexican invasion:

You can use the map or the dropdown to navigate other areas of Beaufort County at the Census tract level (or select any county in any state). The tract to the north of Bluffton is more upscale and loaded with senior citizens. The tract to the west/northwest has a similar income profile but is average age rather than elderly. To the south/east around Brighton Beach/Myrtle Island looks nice too.

Gulf Coast of Mississippi/Alabama worth looking at. I have a cousin who recently moved to SC after living in northern Indiana his whole life...except for time in Navy and SEA/Vietnam. Actually, Indiana is a great state from the political/freedom standpoint but he is ecstatic with SC near as I can tell. Especially weather-wise.

Upstate SC is becoming increasingly over run by Northerners. I’ve seen more NY NJ licenses lately. The traffic is ridiculous and urban sprawl is getting out Hand. The infrastructure and roads are not substanting it. I’ve lived here on and off for 30 yrs. Lived in Charleston for 8. We are seriously thinking of moving somewhere else. My kids are still here, so there is that to consider. Greenville Spartanburg is out control growth. Even rural Pickens Co is starting to get subdivisions all over. It’s really sad. Politics is getting liberal too. If you want lake living. Consider Lake Greenwood or Thurmon. Nice areas. Upstate Lakes are some expensive areas

Indian land is also cheap. Only county taxes and there’s little hope of incorporation as the seniors in sun city vote it down every time it’s brought forward.

Joe Frazier was born in Beaufort, county seat for Beaufort County, South Carolina. Bluffton is in that county.

I am in Greenville and own a large real estate company in the area. We service the lake Keowee area, Greenville, Spartanburg, Anderson and most of what is called the Upstate region of South Carolina. We are a very Conservative area and this is considered the belt buckle of the bible belt.

Depends on what you need to compromise for employment. City of Greenwood or Lake Greenwood are great retirement places.

Got 2 lake view lots on Lake Keowee for the retirement. Gonna build in the next year or two.

Would also suggest Beaufort, SC, north side of Charleston for cheaper taxes and a quicker route to the shore on weekends. Also suggest Holden Beach if you want to stay in NC. Still sort of quiet and not as developed yet as I’m sure you already know.

If you move to a decent area in Greenville expect to pay around $180/per square foot.

Building around Lake Keowee is $250 to 500/ square foot depending on how fancy. Anything you buy as a buildable lot like the ones on the lake will range between 800k+ for on the lake lots, 125k-275k for lake view lots and under 100k for lots with Mountain View’s, no lake views, or no view at all. Houses that are already built will cost between 1.2 mill to 5 mill plus depending on how many square feet or how fancy inside. You can probably build on all other lots for around 850k depending on your square foot footprint & number of levels.

Note: almost all the built properties are super traditional inside with a lot of fluff and almost all properties on the lake or just off the lake will require a lot of $$$ bringing it up to date.

Docks require approval from Duke energy if not already built and to build a simple covered dock and ramp will cost $50k and up, if you add a viewing deck on the roof top of it that price goes up if Duke approves it.

I bought a house in Lexington in ‘06 and have not regretted it at all. One brother moved down here. And then another son of mine did. Lexington County is great.

Any place you move to the south is long gone. Migration, transplants and governors welcoming people have destroyed it. If you're from coastal NC, then you already know how many Yankees bought up areas and have destroyed the coast.

Red areas attract retirees and out of staters. They will price out locals and multi generational families. Migration always destroys, the red areas hang on for a while, but conquered places get conquered. Once you kill the 'rugged individual' it dies. The west was conquered by being modernized.
