PMs are being held artificially low due to paper versions of metals. Silver in the 18's. Good time to convert worthless fiat to real money.
Not with $13 premiums. Commercial sellers are smoking crack if they think people will buy at that premium.

So glad our child purchased their first home last November, with a 3% mortgage rate. Their house may be undervalued shortly compared to what they purchased it for, but they weren’t planning on moving anytime soon. That loan rate is already looking really good, especially with the apartment and home rental costs spiking in our area.

My mom remembers the Carter years quite well, she says that honestly the Carter years were better than they are now LOL. I told her last year sell the property but with rona and all she didnt want to. She co-owns it with my aunt, now I think she is stuck with it because the only ones who can buy property now are people willing to pay in cash only
