I’m feeling a little better this morning. I was very down yesterday.
So, here’s a rundown of what happened with the house sale....
We bought the house about eleven years ago. It is a raised ranch with and upper and lower floor - 2 individual units of about 1400 sq. ft. each. We did some renos on the upper floor (at my insistence) but the lower floor was clean and fine for my then 21 year old son to have his own place. I put in new hardwood floors, quartz countertops, marble backsplash, painted throughout, very nice gas fireplace (there are 3 of them in the house now), redid the bathroom, extended the back deck and put a lovely cedar roof over it with a large outdoor ceiling fan. So, the top floor is fine....although one carpet could use replacing in the bedroom.
Bottom floor is bright and clean, but the paint is horrible. In twenty years it has not been updated - believe it or not the living room is pale green on the top, then a strip of trim, and, are you sitting down, deep red on the bottom. The horrible green is throughout the kitchen and hallway. The bathroom has a hideous forest green double vanity countertop.
Now to outside.....the porch railing is the original cheap wrought iron that the builder put on and is rusting all over. The driveway was in terrible condition, patched and sinking, when we moved in. Now it has sunken terribly where the truck is parked, and is crumbling as well. The driveway is a good 2” lower than the base of the bottom stair and the cement floor of the garage. The side yard is mostly dirt and there’s numerous things growing in the back other than grass, because it’s never been tended to. There’s a small stump from a white birch that died years ago that has never been removed. The yard is awful, but thankfully I don’t use it. I just use my pretty deck.
So, the reason the house is suffering is because one of us (not me) can’t be bothered to do anything unless it’s absolutely necessary. It’s a combination of stubborn, cheap, and lazy. I have tried to get some work done around here, but am met with fierce resistance every time. After awhile, you give up.
So, after this realtor was brought in, I thought he would say something about doing some of the obvious work that was needed, but he didn’t. My daughter also told us we needed to paint and fix up the yard and perhaps the driveway and get a new porch railing. She was also met with resistance. So, the realtor never said a word, took the pics and it was listed in this “hot” real estate market. I tried to say that it’s a hot market, not a stupid market. Prices are high - people are getting pickier. If they have to pay through the roof for a house, they want it at least properly maintained. So, five days with 4 viewings and ZERO offers has told me what I needed to know. I told the realtor that I wouldn’t buy my house either.
So, new realtor coming to see me tomorrow. She said the house is good and just needs to be showcased. She has the painter on standby, and the landscaper and handyman. I’m bringing my daughter in to go through the house with her, as she can handle her father better than me lol. She has the grandkids, aka leverage.
I got this realtor from my cleaning lady, who just sold her house a couple of weeks ago for $1.2 million. She was asking $930,000.00. It was my cleaning lady who told me on picture day that I had to clear the countertops, put stuff away, take down pics, removed floor mats, etc. She was the one who gave me instruction. She asked me if my realtor had not told me to paint the downstairs and fix up the yard. It was after speaking with her that I realized that this guy I had was pretty much just hoping to list the house and trust the “hot” market to carry the day. Well, it didn’t.
Well, there’s more information than anyone needed lol....but I feel better!
You are getting the right advice now, Judy.
Remove personal pictures, paint if necessary, a neutral color, clean and declutter.
A buyer has to visualize themselves in the space.
Some simple maintenance and landscaping can mean a lot of money in your pocket. Mulch and flowers can make a plain house sparkle.
People want move-in condition. As long as the home has good bones and is clean, that goes a long way toward getting a sale.
Our generation was more handy, and bought fixer-uppers so we could have a house. My two sisters and my brother—their first homes were disasters. but they fixed them up and then went on to sell them for their next house.
Me—I worked too hard on their houses. So I bought brand new—three times!
