Sorry to hear about the mobile home restriction. We had a similiar situation 30 years ago when we wanted to build a 1400 square foot home. The town said the house had to be at least 1600 square feet.

Thanks, lysie. I got some VERY disappointing news yesterday regarding the acre on the lake we were waiting to hear about as well.
We have been leasing this cottage for 25 years from Stelco and now they are selling a lot of land around Lake Erie, which includes the acre with the small old cottage we have been leasing. They had many pieces of land to sell....industrial, commercial, farm, etc., plus a few smaller pieces right by the lake.
Well, last year the realtor they hired told me and another cottager down the lane from me that Stelco would give first crack for purchasing our land (the cottages are now tear downs) to the long-term tenants. We were so thrilled! He told us to come up with a figure, deduct the cost of the tear downs, and if it’s reasonable, they’ll probably let the places go for that.
Well, time has passed and things have sure changed. I finally spoke with him yesterday and now they have to get as much as they can for every piece of land. So, the lots will all be listed and put out to market. They will accept as many offers as they can and then it goes to the highest bidder. The only preference that the tenants get is if I am among the highest bidders, and our bids are pretty close, then it goes to me.
Well, real estate is through the roof up here, thanks to the Asian invasion. The land is probably worth $300,000.00 in a normal market. We were prepared to go that high. However, what’s going on up here is people are getting far higher than asking prices for their property. This is a rare parcel of land. If it goes to bid (especially when Toronto people see it) that property will probably go for roughly $1M, no problem.
So, I’m welcome to put in my offer.....which I know full well is going to mean nothing. I sure can’t compete with the big money out there.....so it was such a sad day yesterday. Add to that the issue with getting a permit for the mobile home on the farm. That was going to be a secondary home, with a new modular going on the lake. Now it is going to be our home lol. It’s due to arrive in August, we don’t know when the house will close (it goes up for sale in a couple of weeks) and the mobile could easily be delayed, I’ve been informed, because, you know, covid. So, we could be temporarily homeless for awhile lol!
Now we have the dilemma of either applying for a permit for the mobile, or chancing it. If we get turned down, then we’ve just spent $170,000.00 on a mobile and have no place to park it. If we chance it, we can throw ourselves on the mercy of the tyrants and hope we can remain.
I’ve always been so organized and never had such issues to deal with......at this point, we need this like a hole in the head.
Here’s a shot of the lake property....it’s the acre that is immediately to the right of the large home you see. It’s a small cottage and goes all the way back past that big rusty garage roof you see. I’m so sad to lose it.

Every time I think about it now, it’s like every time I think about Rush. It stabs me in the heart and makes me cry a little.
Sit down and write out the options and steps that need to be done. That'll give you something to focus on, something that shows what you've accomplished because you've checked things off, and a place to catch stray thoughts. Having to get a permit to put a mobile on a piece of property is required here as well-even in a place with no building codes!
How much checking have you done regarding the actual permit process?
I can certainly understand, such a big disappointment.
We’ve done a fair bit of checking. It’s a crap shoot. If you start the application process, then they know you want to put a mobile on the property and can keep an eye on you. My daughter has spoken with a few people in the county who said that the process is ridiculous and they make you jump through crazy hoops and pay for all kinds of things. These people just gave up, put the mobile homes in for their parents, and the few who the county found out about were required to pay a fine which was less than the money they were asking along with the permit.
We have weighed it out and if we ask for permission and it’s denied, then we have nowhere to go. Our better chances are to just do it and hope for the best. I can’t cancel the mobile....it’s the only place we have to live lol.
On top of figuring this out, we have to pack up a home, and now we’ll also have to clear out the cottage. Maranatha.
