1% is only for the listing agent, buying agents are getting 2.5% now. It typically was 3%, I’m not sure when it dropped. So 3.5 all together.

But it wouldn’t really matter in this situation, I don’t think. Anyone getting our place will be from out of town, and be savvy enough to look at the MLS or Zillow or realtor. We haven’t had a realtor print out listings since Al Gore invented the internet.
There’s very little on the market left here, and out of towners are still looking to move in. If it doesn’t work, we can always list with another agent in 90 days. We’re not in a hurry.

I hope your house sells quickly. The sellers market is very good right now. We listed my father-in-law’s house a week ago Friday and it was under contract by Monday, almost $20k over asking price with no appraisal contingency.
I haven’t been on much lately, and haven’t had time to catch up on the news or the thread. I hope everyone is doing well. My FIL’s dementia took a turn for the worse and he is declining rapidly so he needs 24/7 supervision now. As much as we hate to think about it, we are having to consider memory care now as his caregiving is becoming more than I can handle by myself. (My health has taken a bit of a hit as well)
We found a wonderful place - it is like a resort, even for the memory care patients. They allow visiting with no mask or vaccine requirements (just distancing). My preference would be a home caregiver (in our home), but hubby doesn’t want that so this is where we are, sadly.
What little I catch of the news these days, just keeps getting worse and worse. Our governor Kemp is pretending to be a conservative now as if we will forget that he allowed the democrats to steal the GA election.

Glad to hear there is a ray of good news with the selling at a good price of your FIL’s home.
It is sad that his dementia is advancing and you are having to take him out of the care of your loving home but sometimes hard things to do are for the best.

Wow, your housing market is really hopping! I’m so sorry your father-in-law isn’t doing well. I didn’t realize changes could happen that quickly. I’m glad you found a good place for him that you were comfortable putting him there. And where he will get good care.

He has vascular dementia, dx 7 years ago. The average life expectancy is 5 years so he’s doing pretty well to still be functioning as well as he is. I suspect he may have had some more silent strokes which would explain his decline the past few months
