Ohjeez. Does the utility company there give you “rebates” for insulation projects?
If they do, I’d be doing all I could to caulk the cracks and insulate wherever possible.
I have a friend in Boston who uses fuel oil. I don’t envy her!
We’re renting and the landlord isn’t in a hurry to fix anything. We’re putting plastic on the windows for winter and doors back in where the last tenants broke them. They were a little dysfunctional. The house is a 1930’s colonial built on the original farmhouse foundation. It’s big and drafty but every room had doors in order to keep the heat in the rooms. There’s a lovely set of french doors still in the dining room. The doors for the living room were broken. They just need new glass, The french door to the garden/florida room has broken wood. We’re hoping to find someone, a carpenter, to fix it. Not much that one can do with the nearly 80 yr old windows.
Plastic on the windows is always my first line of defense against the cold. Then I use “draft dodgers” in front of every door for every room. They help immensely.
Then I wrap the water pipes closest to the outside, as well as under the sink, and also use a “blanket” for the water heater.
Just those few things can make all the difference in the world in how much heat escapes. Good luck with it. And you might want to check with the power company about the rebates, then tell your landlord of the incentives. He might be interested.
well.............he’s 70 and says he can’t afford it. Since the property taxes are $24,000 (80 acres), he might be telling the truth.
Golly. Does he have kids he wants to leave the property to?
If not, maybe you could negotiate a “lease to own” contract, where the first year or two of rent goes into escrow for the down, then then rental payments become mortgage payments. That way, you could plan to upgrade.
We already asked him about that. He won’t subdivide and wants $1.6 mil for the whole thing.
He could get a lot more, if he subdivided. He could sell the house with a few acres, then wait a few years and sell off some more.
There is only so much land in the world, and the price will not be dropping any time soon.

This was an investment property for him, he's never lived here. The sad thing is we live in the sticks and small farms are being sold off to developers. Some of these places have been in the same family for generations. We keep getting told all these McMansions will bring in more tax revenue then these little townships jack up the taxes. 4 years ago, there were an average of 4000 homes for sale. Today it's 10,000 and they're still building. Idiots.

Nobody is going to pay that much for 80 acres with a house. Not unless town moves closer. And the taxes will just get higher. Yep. Stupidy runs rampant where he lives, for sure.
Plastic is good but if you hang heavy curtains over the windows as well it will be far warmer.
I know curtains are not considered fashionable any more but those itty-bitty valances don't stop drafts!

Since I’ve had nothing else to do, I’ve been hunting
music to keep me company at night. I managed to
take up a gig of memory in a week that way.
Naturally, I haven’t found everything I’ve been looking for.
Insomnia. It even has an effect on my cat.

I’ve had that insomnia thing off and on for years, and I’ve learned to just go with it. Some nights are longer than others, as you know.

I stopped trying to reason with him. We have an exceptionally beautiful and unusual barn. The roof is caving in. Men can be, um, less than geniuses.
