Housing advocates say easy public access to landlord-tenant complaints hamstrings renter efforts to find new housing, but pulling records from public view also raises concerns. The Strip District woman would feel a lot more confident about apartment hunting if her tenant history was not marked by three recent court complaints filed against her by her current landlord.
“Honestly, it makes me feel like a criminal,” she said.
The tenant, whose name is being withheld for privacy reasons, faced a health crisis last year and an ongoing disability that slashed her income, even prompting a GoFundMe plea for help with medical bills and living expenses. Her landlord filed to evict.
With temporary rental assistance and short-term work, she cobbled together funds, and two 2023 complaints filed by her landlord were withdrawn or dismissed.
But in January, after her lease ran out, the landlord filed again, saying she still owed more than $4,700 in back rent and that the company wasn’t interested in allowing her to pay the balance and stay.
The tenant still had rent relief funding available, which she said the landlord would not accept. Landlords can file for eviction if a tenant doesn’t pay rent, stays beyond the lease expiration or violates any other lease term.
A district judge last month granted the landlord’s third complaint. The woman appealed, but doesn’t know if she’ll prevail, nor what the odds are of finding a new place.
“I don’t know what to do, and when I’m applying, I’m holding my breath,” she said. “Are they going to see the [eviction] filing? Will it show up on a background check? Will they ask me about it?”

learned two important lifelong lessons long long ago...don’t keep the rent paid and you don’t have a place to live AND just because YOU are having problems with your life doesn’t make them MY problems. unless, of course, you’re renting from me. but in that case it’s still not my problem.
The town I have rentals in are trying to make a moratorium on private landlords. They’ve welcomed in a new build of apartments that will no doubt go to “affordable housing” despite the town board saying they will be “market rate.”
We already have sealed eviction records here statewide so I screen like nobody’s business as it takes 3 to 6 months to get a tenant out. This is a small rust belt historic town that used to rely heavily on manufacturing jobs which have all gone. Big medical, gov’t/non profit and big retail are the only stable employers.

The concept that actions have consequences is now socially unacceptable.
I’m at the point where I think we need a harsh society where people are held to VERY high standards — and if you don’t like it and can’t handle it, assisted suicide is right around the corner. Go for it. Get rid of the Karens, BLM and assorted losers real quickly.

In most European countries the identity of convicted criminals and law breakers is hidden from the public.

In harsher times over a century ago, when things for many people were as harsh or worse than this woman’s situation, few considered housing a “right” the government or anyone owed them. Yet most folks survived. Progressives and Leftists have made everyone soft.
i took out a mortgage to buy my first house and was handed a thick sheaf of papers ... the title insurance agent succinctly summed up the whole set for me: “You don’t pay, you don’t stay”. that was good enough for me ...

All she has to do is go to the border and pick up a $5k card to cover the rent. Do that on the first of every month and she can pay the landlord, tattoo parlor and have plenty left over for other entertainment.
They will be market rate.
Government will pay.
I got out of the rental business a couple of years before COVID....I would think that evictions would still show up on credit reports? I don’t know though.
Not in New York State.
