Most all new construction gas furnaces are 95% units. However, existing 80% FAUs that will need to be upgraded will also need exhaust/input tubing and other physical accessories. The gas cost savings will not be substantial enough to pay for the installation for decades.

Our high efficiency condensing furnace condensate was routed in the A/C condensate line to the outside. The furnace unit is located in the attic.
The problem in the winter when the temperature is below freezing for several days the condensate will freeze on the ground and build up to plug the pipe.
Water will back up and trip a switch that shuts off the furnace.
