Home Insurance Cancelled...You Too?

I was notified by my insurance agent that our policy carrier was unwilling to re-up our contract. Reason: 'cost of re-insurance too high'.

No other explanation. Last week I got a notice from my agent that the only insurance I could get was through the MA 'Fair Plan'...state program for problem properties...at DOUBLE the cost.

So I called another agent. She said, "Give me the address."

"Ohhhhh". [And not a good "Ohhhhh"].

She tells me that insurance carriers are, en masse, cancelling insurance contracts [when up for renewal] on any property that is within one mile of a major body of water!

What's going on??? Is this MA only? Nation-wide? A greenie plot to vacate the waterfronts? The fallout of Katrina?

Anyone else getting the screw? Can't find a thing on line about it. Pardon the vanity...don't know where else to find info.

I'm 85' above sea level. About a mile inland from the Atlantic. I'm hoping for a life preserver, here. Getting ready to retire on a tight budget....I can't take much more of this price-gouging. What to do?

I live near New Orleans; but, received very little damage and did NOT turn in a claim on my homeowner's policy, flood insurance or FEMA. I just recently got my bill for this year and it more than doubled! It also doubled my deductible and gave me a huge new deductible on any "named storm" damage. The insurance companies are a bunch of crooks. Now my homeowner's insurance monthly cost is about the price of a monthly payment on a mid-sized car. I would hate to see what it would cost if I had had a claim.

My suggestion: Why don't you use your favorite search engine and run "high-risk insurance?" See what pops up.

What ticks me off is that insurance companies in Florida collected premiums for years and never had to pay out. But the first time they took the risk and lost ( I'm thinking about Hurricane Andrew) you'd have thought they had gotten their teats in a wringer.

What the heck happened to all the premium money they had before Andrew? Why wasn't that invested to offset costs of a possible disaster? And why the heck were they unable to calculate just how much they would have to pay out if x number of insured submitted claims for total damage? And why did they not stop writing premiums when the possible payout out paced the premium monies taken in ?

In Florida a new Building Code was adopted mostly at the insistence of the insurance lobby. Why without this they would be forced, forced to raise rates by a high percentage and maybe even leave the state altogether.

I am fortunate that I do have a decent insurance company. Farm Bureau Insurance.

Find out how they measured the distance. I would suggest having your property resurveyed and find the NAVD (NORTH AMERICAN VERTICAL DATA) or NGVD (NATIONAL GEOLOGICAL SURVEY VERTICAL DATA) ELEVATION of your property from the Mean High Water Mark. Not from the shoreline. If the NAVD or NGVD is at least 6 inches above Base Flood Elevation, I can not see why they would refuse you insurance.

You should also check the Statutes or with whichever State agency is in charge of regulating insurance companies and find out what remedies may be available to you.

I don't know why you had to appease him and have them trimmed. But I have to go to bed. If I do have the tree taken out, I have to have licensed bonded insured people because of the hazards. Other times, I just hire somebody who will do it cheap.

Everyone should be licensed bonded insured and you might be able to do a deal if other people on the street need trees taken down.He threaten to complain to the township and I was knee deep in trying to just save the building.Geni was the most upset and our visitors , they cried.The dogs were dead in 2 years both from cancer..

It's getting to be a killer - but Maine folk, stubborn cusses, went back to wood back during the Carter years when they had the phony "oil crisis" and shoved the prices up so...(I was living in Calif then - but came back home t'Maine a few years later) The Mainiacs told 'em to take their oil and ...and most of us in the country (Maine is 97% country) still use wood.

My stove is old now, not efficient, smokes,etc - so takes more wood than I can really handle lugging...but my kids are installing a newer airtight for the coming winter that takes very little wood to throw out a lot of heat - and has a blower also. So I will be able cut way down on oil.

I wish the old place - the farm my great grandfather built about 1848 and where I grew up - way up north - was still there (burned) - we had lamps for light, wood for heat, a red pump on the end of the soapstone sink for water, etc. GRampa was a Maine Guide - we grew our fruits and vegs, got meat from the woods, fish from the waters, butter and milk from the barn and eggs from the hen house.

(I left Maine after graduation, as many do - lived all over the states, and - as many do - came back home t'Maine after 25 years.) It was a good life up on the farm - more bear and moose than people - and I could go back to it - if I could take my indoor plumbing, bathtub and 'puter. ;o)

Oh, you HAD to ask didn't you? LOL! I have to take it off to hear on the phone. We searched the house for WEEKS. It became an obsession. I don't think there was a half inch anywhere in the house where we didn't search twice. So we blamed it on our cats who were sitting around looking too innocent, just because it made us feel better.

Unfortunate you made no claims, but your premiums and deductibles all went up. On the flip side if you have made a claim they probably would have canceled your policy.
