California lawmakers have voted to strengthen eviction protections for renters, closing an existing loophole allowing landlords to circumvent the state's rent cap. SACRAMENTO, Calif. -- The California Legislature voted Thursday to bolster eviction protections for renters and close a loophole in an existing law that has allowed landlords to circumvent the state’s rent cap.
The eviction reform bill was among hundreds approved before the end of a late legislative session, including giving striking workers unemployment benefits and reforms to the state’s mental health system.
Democratic Gov. Gavin Newsom has until Oct. 14 to act on the bills by signing them into law, rejecting them with a veto or allowing the bills to become law without his signature.
The rental bill by Democratic state Sen. María Elena Durazo would update a 2019 landmark law creating rules around evictions and establishing a rent cap at 5% plus the inflation rate, with a 10% maximum.
The governor was the architect of the 2019 law on renter protections, but he has not indicated whether he will sign the new eviction legislation, the bill sponsors said.
Under the 2019 law, landlords can evict tenants for “at fault” or “no fault” reasons. “At fault” reasons include failure to pay rent on time. Under “no fault” rules, landlords can terminate leases merely by saying they need to move into units, make repairs or take the units off the rental market.

In Hong Kong and China leases often have an escalator clause allowing landlords to raise rent in mid contract.
I think what they are really saying is:
You will own nothing and be happy that you and your family have been allowed to live.
It is already nearly impossible to evict a bad tenant in Cali. This will simply destroy even more small landlords and allow the large management corporations to take over.
Same for most of NY. Even downstate. We are a hair away from 1031ing our upstate NY rental property over into Alabama.
How is this even legal. The government must maintain neutrality and that is not neutral. It means labor can stay on the picket lines until they get everything they want.
It also means that the unions don't have to reach into their coffers to support the striking workers. The dems by shifting the costs to taxpayers ensures that the unions have plenty money left to donate to the dems campaign coffers. I.e. you and I are funding them.
Does this mean it’s now OK to start stuffing every democommietards we can find into a state hospital for the mentally ill? It would sure help clean things up in the US.

Gotta surveil the property and wait until the squatters have all gone out someplace, get in, change the locks, and be there as the owner in possession of the property with copies of your legal proof of ownership when the squatters return.

You’re the legal owner, you’re there living in the house you own, you have papers to prove it — suddenly they’re not squatting, they’re trespassing, and trespassers don’t have squatter’s rights.
