A proposal by a New York politician was to fine Landlords $1000 if they check a tenant’s credit history during the application process. The politician believes that credit checks aren’t fair to tenants, however it never occurs to her that it isn’t fair to landlords to not have the opportunity to put the best possible tenants in their property.

Landlords will be forced to sell to,tE Chinese at some point because they can’t afford to,keep taking losses racked up by their non paying tenants, and when the Chinese own the buildings, I’m betting that the Chinese won’t be under the same rules as previous landlords
Never ceases to amaze me how the people who’ve never run a business or don’t own property manage to tell those who do how to run their business.
It would be a lot of photoshop work to duplicate a full credit report, IMO. And say that’s still not your bag. Then I’d just require the FULL lease term in advance. They gripe about that, and I’d add a 25% of lease security deposit, too.
In this socialist day and age, I don’t think real estate rental investment is a sane thing to do, actually. IF you’re an individual who doesn’t have massive graft and greed payola for government politicians.

As a renter I’ve never sought a place in any high rise or thru a commercial renting agency. Rather I look for the rentals by homeowners.. Even from landlords who don’t advertise and there are more than most realize who don’t.
The key of course is to have a good history and references from former landlords. Know your former landlords. etc. And take care of the rental as if it was your own properity.
It’s not sane in BLUE states anyway but the blue incremental creep is slowly moving into the RED states as well.
There are other apps that are easier to use, Kofax PDF, Phantom PDF, Adobe Pro, and some open source stuff.
I know it happens. Husband’s ex shrew reversed the numbers on her W2 (well her new husband did) to make it look like she was earning 25K and not 52K as a CPS worker. Problem is that her salary is on seethroughny.net. Did that make any difference to the Child Support Magistrate? Nope. He went with the 25K for her salary, despite evidence to the contrary.
Sounds like a great way to drive actual landlords out of business and push up the demand for government built section 8 housing.
Why does anyone still a landlord in these blue enclaves? Come down to red states and rent - higher yields and none of this balogney.

Tenants must apply for my properties on Zillow, which pulls their report and sends to my account. No way to fake that.
