Manufactured homes have long been a way for lower-income people to become homeowners but now this demographic is also feeling the pressure of rising costs and many fear for their future.
According to data from the U.S. Census Bureau, the average national price for a manufactured home rose almost 50 percent over the course of the pandemic, from $82,900 to $123,200.

Been looking at a modest 1200 sq ft double wide as a retirement home on daughter’s farm. The home,site prep, utility hook ups, septic, etc. would, even with free land, run $200K. Still $100K cheaper than a comparable stick built in my part of SC.
Property taxes to rise commensurately.
You will own nothing and like it. And if you don’t too bad. Blackrock et al have been buying up mobile homes and parks like crazy. There is a reckoning coming.
No phone. No pool. No pets.

Well...I guess a person could call it lumber.
If you don’t own the space your home sits on they can increase the land lease amount every damn year, in CA. most space rents are at least $1000.00 a month PLUS you have the payment of the home!! The ONLY way to purchase a mobil home is to own the space it sits on!!

If you have ever been inside a mobile home plant, the units are put together with Elmer’s glue and staples.
This is really depressing. This was going to be my plan for retirement, but now it’s starting to look out of reach. Probably have to live in a tent.
Clayton Homes, Anniversary Edition, 1600 sq ft, 3 bd 2 bath 215K delivered (ordered in 2/21 delivered 10/21), I just finished, and got Final on one I put on a 10 acre parcel I had.
Death traps if a fire breaks out.

Look around there are many parks that are senior parks 55+ and you OWN the space your home sits on you pay a small HOA fee for the maintenance of the park and most HOA fees include cable, water, gas, trash you pay electric only!! My friend just bought a one bedroom one bath on a golf course beautiful water view, 5 pools in the park, tennis courts, she owns the land her HOA fees are $350.00 a month she paid cash for the home $120,000!! I was amazed when I visited her, granite countertops, hard wood floors, completely dry walled throughout, beautiful deck with a complete built in BBQ kitchen on the deck with granite counters, stainless steel sink, dishwasher all OUTSIDE on deck!! The place is beautiful so shop around AND be willing to relocate if needed you CAN find great deals for your retirement!!!
