Been looking at a modest 1200 sq ft double wide as a retirement home on daughter’s farm. The home, site prep, utility hook ups, septic, etc. would, even with free land, run $200K. Still $100K cheaper than a comparable stick built in my part of SC.

We bought an "expanded" single wide on a half acre in FL last year for $75K. The intent was to plop a double wide on the property for $195K and then rent out the existing home.

However, now that we've been here for awhile it will be cheaper to buy ANOTHER piece of property with an existing mobile home and then rent out one or the other.

Another one on a half acre literally a block away just came on the market for $85K.
