Bingo. I used to work for Section 8 housing as a clerk. Turned me from slight liberal leanings to staunch conservatism.
They (still) had a “magic carpet ride” to the burbs by plopping ne’er do wells with S8 smack dab in the middle of suburbia. Of course the S8 DIRECTORS EXEMPTED THEIR OWN SUBURBAN NEIGHBORHOODS. . .need I say more.

My son owns a small apartment building and lives in one of the units. He had to evict two different families in the last couple of months. They have several kids, drive a much nicer car than he does, constantly stop up the toilets, demand instant repairs to anything that goes wrong, but won’t pay the rent.
Then he has to compete with HUD buying up the units around him and spending tons of (taxpayer) money to upgrade them.

That is, unless you somehow fail the Section 8 exam, which I know exactly how to do.

My ex brother-in-law’s building went Section Eight.
He had children, and one mental case moved in right next door to his apartment.
He moved within months.
The program tells YOU how much YOU can charge for rent based on FMR calcs (I used to do them) A lot of landlords went around the system and decided to let the tenant pay the difference of what S8 would pay and what the market rents were. If they got caught, they were thrown off the program.
On the other hand, generations of felons could be on the system as tenants. We also have to this day a dubious demonrat pol representing the minority community as a HUGE landlord in the Rochester NY area (David Gantt) He had a rep for being one of the worst landlords ever.
Landlords were under the mistaken impression that the S8 program “screened” the tenants. All S8 did was affirm they were “poor” although many of them had better furniture and cars than you or I.
BOATLOADS of fraud going on; one of the reasons why I left.

My property failed inspection. So I am not eligible for taking in Section 8 squatters, er, I mean “renters”.

I remember when HUD shut down the projects in Dallas and moved the residents to apartments in fairly high rent districts. Those folks immediately started complaining abut not having transportation to go shopping. The head of the Dallas organization responsible for that move got on TV and told them, don’t worry we will provide you with that. I also remember them interviewing a man the projects who said “I’ve lived in these projects 53 years and this is the worst I’ve ever seen it.” I think I see what the problem is here.

There is no security deposit with Section 8, so they destroy everything.
Participation is mandatory in one town where I have units. I make sure my units are temporarily sub-part so I don’t have to rent to Section 8 locusts.
Yeah once you get past the first year you are on auto month to month (at least it was that way when I worked there). Then you could purposely fail and the problem tenant would be forced to move.
No need to give the obligatory fake great reference to the next victim, errr I mean property owner.

If a prospective tenant comes in, qualifies with a Section 8 voucher, the oven, fridge, and everything else come out to be “replaced.”
AFTER the inspection that I fail.
I will assume for the moment that President Trump is tied up with the frauds in the Mueller witch hunt and is not aware of this.
His administration really should put the kabosh on it asap.
This is largely the reason I never got into the landlord business - too many horror stories of damaged property, unpaid bills, and unpaid rent. Unless you own buildings like The Donald does (or used to) it’s just not worth it.
Buy REITs and collect the dividends. Let someone else deal with the 3:00am plumbing problems.

I know exactly what you’re dealing with when you talk of damage. Holes in walls, toilets and sinks smashed, floors pick axed, windows broken, appliances destroyed, cupboards hammered, counter tops destroyed. Cement poured down your major plumbing, doors and light fixtures destroyed.
I don’t blame you in the least. I too owned inner city rental property during the nineties when I couldn’t sell my house and needed to move out for better schools, less crime etc.
I did criminal background checks. Almost everyone had a felonious past. I would only accept tenants who had misdemeanors which was a needle in the haystack.
yeah what’s with kids swinging off door knobs. then there is the frying of breakfast, lunch, dinner and snacks which is an opportunity no cockroach can turn down.
