Come on! Come in! -if you would like to have some seedcakes and a pint and relax a while. (If it is a special occasion, we still have a few bottles of the old wineyards left!)
Our first thread ( New Zealander builds Hobbit hole ) reached 4,100 posts, and we thought that was big. Our second thread (The New Hobbit Hole ) held us for over 48,000 posts, and we loved it dearly. We talked about moving to a new thread for the last 38,000 posts, but we are really slow to muster! Finally, the time has come. Tomorrow (at 12:01 am, to be precise!) The Two Towers comes out, and we start a new chapter.

Morning all. I've been busy running around like a chicken with my head cut off trying to catch up on stuff I didn't get done last week because of going to Ardmore.
So, what's up in the HH this week? Anybody's birthday?

I don't even know where my birth certificate IS!Last summer, Clare and I went with two of her friends, and one of their moms, to Montreal. We needed our Birth Certificates in lieu of a passport for ID to get across the border and back. I had hers in our file cabinet, but the weekend before we were set to leave (early on Mon. morning), I looked there for mine and it wasn't there! Talk about PANIC! Just two weeks before, I had thrown away a letter from the town mentioning my voter status, and could have used that, but no more. After tearing the house apart for hours, I happened to look in our album of wedding photos. For some unknown reason, it was there. Talk about major relief! NOW it is in the file cabinet with ALL the others!

The market's apparently red hot (interest rates), so our timing may be good...that is, if everything works out.Don't let them talk you into pricing it too low. You can always come down on the price after it's listed, but you can't go up!
When we sold in NJ back in 1988, we got 4 bids from realtors to list the house. Two were $30K lower than the others. We went with the highest one, with the knowledge that we wouldn't get the higher price, but that it was a good starting point for negotiation. Ended up we got $10K less than the listing price!

Oh, and we listed our house the second week in December, supposedly the WORST time to sell a house. We had a contract within a week! Funny, though, the realtors got all flustered about our going back and forth with the buyer about the price negotiations. I thought that's why they were getting paid the commission! We ended up getting the buyer's phone number and dealing with him directly about the radon stuff (the environmental scare of the month at the time)because his lawyer was a twit. Worked out great for all of us!

He probably will have a more full and dignified beard in RoTK.... in fact, that may be why he is growing it out. They are re-shooting around now.

I can't believe you've kilt the thread with a triple precious in sight.
Of course ksen is gone, and I've not seen carton today. Not gonna spam for it, but just noting that the thread has stalled some 25 posts away...

I'm glad to see that I am not the only one to accomplish NOTHING this weekend. Although I did have a good visit with Grama. That picketting last week messed up any productivity possible while I'm on vacation. That's a bit frustrating. Last night I looked at every room of the house needing straighteing when I got home and just got a book and went to bed. LOL
