There is no "Housing Crisis" (VANITY)

The media has suddenly focused on inflation after ignoring skyrocketing inflation under Biden. Now they are pimping a so-called "Housing Crisis" for renters. The fact is in most parts of the country there is actually a "Responsible Tenant Crisis." The media cites statistics that there are 15 renters for each apartment. The fact is that out of those 15 renters, possibly one of them is a qualified candidate.

Ever since the Scamdemic, when the government told renters that they won't get evicted if they don't pay their rent, many renters lived large off of expanded unemployment checks and simply opted not to pay rent. This financial letting oneself go now has repercussions of evictions (when the moratoriums lifted--in BLUE states they were extended unnecessarily), very low credit scores and generally poor rental history.

Yes inflation has hit everything including rents which include property taxes, insurance rates, utilities and repair costs doubling/tripling. However, just running the recent numbers on one of my vacancies which is in a rust belt, low employment upstate NY rural town, 205 people inquired. ONLY FIVE OF THEM WERE QUALIFIED! Apartments are sitting vacant rather than take in a deadbeat/destructive tenant that is impossible to get out with all the BLUE state "tenant protections."

This has been the case for well over a year in my area. I ran similar numbers last year. Only TWO PERCENT of the total applicants had:

1. a credit score over 600

2. a good past rental history

3. no evictions

4. no criminal history

5. no drama (people running from themselves and their perpetual poor choices)

6. steady income 3 times the rent (A HUD formula)

7. no smoking (smoke is extremely hard to get rid of and raises insurance rates in rental units)

8. no menageries of pit bulls

We have beautifully new gut rehabbed units in older housing stock so we can't afford to let destroyers in. Yet the lamestream media would have everyone believe that eeeeevil landlords are discriminating and that there are not enough apartments to go around. Just watch court television on youtube and there are SO many irresponsible deadbeat tenants it's ridiculous!

this is one state, but housing inventory is still VERY LOW relative to historic norms. Trump's housing secretary know this too.

My kids all tent.

Most of them have a credit score of Zero. They all live debt free.

They meet the rest of your criteria though.

That’s fine if they don’t have any debt. You’d be surprised how many people are wallowing in debt when looking at their credit report. If a first time renter is living with their parents, I’d expect them to have quite a nest egg saved in their bank account. Around here they don’t. I had a 19 yr old first time renter try and boss me around, critiquing my process. She had a low credit score, probably from online shopping, too many visits to TJ Maxx and not paying her bills.

Most of them have a credit score of Zero. They all live debt free.

If you live debt free, even if you don’t carry any available lines of credit or open accounts, you should still have a credit score above 600. Not zero.

It’s difficult to get below 600 unless you are late paying your bills all of the time AND you have running debt.

I live in one of the fastest-growing counties in the nation (Polk, FL). I am surrounded by numerous medium-rise apartment complexes, housing developments, and condos. They all charge prices that are far beyond what the local economy can bear, in part because of the cost of construction, and in part because it is the only legal means of discrimination against those you keep from your own residences. The system is about to collapse, because the cost of housing in the two adjoining metro areas (Tampa, Orlando) is beginning to soften, and people are pulling houses off of the market. We went through this in 2008, and the result was Barack Obama; I hope the result this time isn’t an AOC or a Hakeem Jeffries.

It depends on where you are. As someone who was born and raised in NY and lived there for over 30 years, I’m sorry, but you can’t expect to live in a decaying carcass of an area and be shocked that it draws maggots.

There is crap economic activity there, making it difficult for anyone who doesn’t already own a home to make a decent living. Prices are ridiculous. Utilities are insane. There are massive taxes increasing the rents landlords need to charge in addition to onerous regulations.

Those things combine to create an environment where it’s surprising that even 2% of the population meets your standard. Treat that 2% like gold, because if they have any brains at all they’ll soon be leaving like everyone else.

Thanks for speaking a hard truth... democrat 'incentives' have encouraged tenant irresponsibility. And the clueless MSM has supported the insanity.

A couple of years ago ....
circumstances of a particular deal ....
Required my score...
It was reported back as .... no score
I had to take out a loan.. buy some short term cds... pay the loan

just to get in the system .. I did not like that at all
It was an all cash deal
boiler plate closing docs can be a pain
..... but my point ... it is possible to have ..no score

Not true. I just signed a mortgage for the townhouse I have been renting. Because I have not had a credit card for over forty years I had not credit score; had to get two credit cards for about a month to get a score of over 700 before any bank would look at me.

There are programs out there that I was looking at for my tenants (one of whom is my son) in which their rent could be reported as being paid on time and would help their credit score.

I don’t remember the name of the company but I thought it looked like a good idea at the time.

There is no housing crisis, you have a bunch of people with unrealistic aspirations of home ownership that cant hold a decent job. I've owned 4 homes. My first one was a 2 bed 1-1/2 bath in a small town. Not cheap, what we could afford on a nurses and mechanics salary.

With all the over time I could get. I never said " I dont want to work weekends and nights ".

Dump the " I dont wanna work too much attitude, do your kids a favor and make them clean the house, mow the lawn, pull weeds, wash the car, help change oil, a flat, vacuum the car, clean out the car, clean the gutters or at least hold the bag, take out the trash, help an elderly or disabled neighbor do the same. And dont pay them cash. Buy a pizza or whatever they like.

Doing good and work are a blessing, not the curse people think it is.

and limit the phone and video game time, it literally rots a person's brain. ( look at my posts!)

That formula is from 70 years ago. Housing is now built to rigorous standards and inspected carefully. The English-speaking direct contractor has to have a Spanish-speaking subcontractor to run the Spanish-speaking crews, adding a markup percentage.

In 1948 the Shirly Highway in Fairfax County outside of Washington, DC passed through undeveloped land.

Fairfax County had about 600,000 residents when I lived there thirty years ago.

Just having no credit cards would not be enough to drop you below 600 by itself. Yes, credit cards increase your actual open credit (low nor zero percentage debt on those cards) helps to raise your credit score a lot, but not having them doesn’t drop you below 600.

If you had any utility bills, and you paid them on time, you wouldn’t get a negative score from having a late payment history. This includes cell phones too.
If you did miss payments on bills in your name of any kind, that would drop you down.

Even if you completely just appeared on the scene, never had any accounts of any type (loans, bills, credit cards, etc) then your baseline should be around 600, possibly higher.

People of good financial and behavioral quality qualify for FHA mortgages.

It would be nice if you can find people called renters that will buy houses for landlords, but those people will prefer to buy a house for themselves.

The earned income tax credit could be payable only to landlords, mortgage or health insurance companies.

The child tax credit could be payable only to landlords, mortgage or health insurance companies.

AI managed bank accounts will be possible. My bank no longer has long lines come Thursday - direct deposit is the norm.

I look for B class renters who have not yet decided to buy a house. They usually come from apartment complexes as opposed to a private landlord. They are looking to save a bit of $$ so we manage very professionally brand new gut rehabs in older housing stock.

It used to be that apartment complexes screened whereas most private landlords did not. Now that there are some very outrageous “tenant protections” ™ the only landlords that aren’t screening are public/”affordable” aka subsidized complexes and slumlords who don’t care about their property and charge low rent.

Yes and guess which gets priority? Cigs or Rent?

It has also been found that smoking, MJ smoking and vaping release large amounts of lead into the air but the leftists are still blaming lead paint and lead in pipes which has mostly been removed. Easier to stick it to the man than to tell their constituency to improve their lifestyle.
