See just how little $1,500 in rent can get in NYC

When it comes to New York City real estate, it’s no secret that a large amount of money gets very little in return.

Apartment search website RentCafe has now calculated just how little that amount of space is for the average $1,500-a-month renter in the five boroughs — and the answers are rather grim.

“Although the South and Midwest offer more generous terms, major coastal job hubs are places where renters on a fixed budget need to sacrifice square footage to benefit from the countless opportunities these areas offer,” prefaced the writers of RentCafe’s report, which looked at how far $1,500 in rent goes in 200 US cities. In Manhattan, $1,500 nets on average a mere 228 square feet of home, making it the city offering tenants the least bang for their buck.

Brooklyn didn’t fare much better, with apartments averaging 300 square feet, “which could be the equivalent of a really tight studio,” for the same monthly budget, RentCafe noted.

I used to visit a friend on Long Island who would take me into NYC for research. We visited a friend of hers who she described as having a strange mindset that needed to have smaller and smaller places in which she lived. The one we visited had ladders to loft spaces, and space as well organized as a camper. Last I heard, the woman was ecstatic that she’d found an even smaller place and was moving again.

Me, I want to spread out. A hoarder by nature, I still have my Little Golden Books.

Wages for the typical U.S. worker have surged since the pandemic(?), but for many Americans those gains are being gobbled up by rising rent.

Rents jumped 30.4% nationwide between 2019 and 2023, while wages during that same period rose 20.2%, according to a recent analysis from online real estate brokers Zillow and StreetEasy. The gap between wage growth and rent increases was widest in large cities, including Atlanta; Charlotte, North Carolina; and Miami, Phoenix and Tampa.

It is absolutely absurd to pay that much for so little space. I currently rent in A 1 bedroom in a suburban community in Northern Connecticut. I just did some quick math in my kitchen is about 110 square feet and I pay just about the same as they do. I don’t have the paperwork in front of me and the exact square footage, but I want to say it’s somewhere between 700 and 900 ft.² total, including closets, and the included storage area in the basement for things like decorations

Heck, my kitchen in our house in CNY had more square footage than that.

228 sq ft -- maybe a small kitchen with small everything - oven, fridge, sink, cabinets, fold down table. Tiny bathroom with stand-up shower. The rest is a small room with a Murphy or sofa bed, perhaps a closet and whatever else you can put in there: coffee table, bookcase, a chair, wall-mounted TV. Storage space is minimal.
Laundry? Maybe the tiny stacked units, idk.

All for about $7/sq ft. Such a deal!
