How the year will shape up in the housing market isn’t yet clear, but there are some predictions that things will ease up for homebuyers. We may see interest rates fall and inventory increase.

But just because things could be easier on buyers this year doesn’t mean sellers are necessarily in for a tough time. Indeed, better days could be ahead, as some real estate experts anticipate housing sales to pick up in 2024.

Rather than getting ahead of ourselves with predictions on what prospective sellers can expect in the housing climate in 2024, let’s back up a bit and discuss the signs that indicate it’s time to sell your home — according to real estate agents.

I just watched a movie on Netflix over the weekend called “99 Houses”. It was all about the real estate collapse in Orlando, FL during the Great Recession.

The main character was a house framer/carpenter. He was without work and ends up having his house foreclosed by Fannie Mae. He ends up working for the real estate agent who foreclosed his house.

Sorry, it was called “99 Homes” not houses. It came out in 2014.

... So I look at other factors such as the crime around here is low, the people here are friendly, and I have everything I need close by without the hassles involved with suburbia, and the property taxes are tolerable. A rancher would be ideal though.

Those considerations really mean a lot. And knowing enough so there are no surprises, as a move might have. My sister was in the same boat except she couldn't handle the stairway. I bought her a stair climber for Christmas two years ago, which cost far less than I imagined. She is oh-so-happy.

Note: in Cal if a senior 55 or over moves from a Cal county to one of 7 Cal Counties (most beach counties in soCal and a few others) they can transfer their property tax according to propositions 60 and 90.

Counties accepting pro 90: The following counties allow for Proposition 90 transfers into the county: Alameda, El Dorado, Los Angeles, Orange, Riverside, San Bernardino, San Diego, San Mateo, Santa Clara, Tuolumne, and Ventura.

It is the county’s right to accept or reject the proposition 90. All counties accept prop 60: Proposition 60 allows for the transfers of a base year value within the same county (intracounty).

I am smiling ,my wife and my broker smile. I have had occasion to recommend some don’t sell at that particular time. Some brokers are helpful and ethical.

When values are up, people don’t always think about what they will pay to replace where they currently live. And it’s a rare market high prices and high interest at the same time.

Without arbitrage the game of fat city at 6% a throw is over. Sell, sell, sell. Buy, buy, buy.

Surely with the internet and a little education the game of real estate should be about over for them? Still, there are people who think they are indispensable. I just don't happen to be one of them. For a hell of a lot less and if the seller or buyer were willing, I could do the whole transaction using a lawyer and title company for a hell of a lot less.

Instead, realtors create unrealistic expectations for the seller and panic for the buyer or mislead him all in their own conflicted interest.
