I don't know what to do here. Landlord is "losing" my rent checks that I always send out a week or two early.
I have had to stop payment and reissue two checks in a row. The second time I sent it certified mail, return receipt requested. USPS tracking says he was not present to sign so they did not deliver and left a notice.

Was looking at property tax information for this house hoping maybe I could find out where they send tax notices to-maybe different address than what they gave me-and apparently they are delinquent on taxes for this house since 2019.
I don't know how I can give notice and arrange a walk through and give these people the keys and get on with my life if they won't call back or cash checks or receive letters. I will probably have to notify them by text when I move away. In the lease it says we have to provide a bill from a chimney sweep showing we cleaned the chimney on a fireplace we never use. We are also supposed to have the carpet cleaned by a professional but the carpet is almost 30 years old and should have been replaced a long time ago. Looks awful damned good for almost 30 years though.
I'm kind of pissed off that they are gaslighting me about these checks and trying to make a case that we're dead beats that don't pay or pay late when they themselves are deadbeats who don't pay their property taxes.
See if there is a renter’s council in your area. They will be able to give you advice on what to do.
What is this check thing you keep referring to?
You need to notify the police that you suspect foul play. Tell them what happened and let them get a warrant to check on welfare.

do you have Legal Shield? we’ve consulted them on several real estate, property, rental issues we’ve had over the last few years. the advice has been pretty good for a monthly member legal service.
Might they also have a mortgage on the house that they're not paying?
Sometimes a renter pays the rent every month, but the landlord misuses the money and loses the property.
Are you sure your landlord hasn’t passed away? Maybe physically go to the address you’re sending the checks to and see who is there.

It might depend on the state you live in but in Wisconsin once a check is received it is as if you have payed in full. The landlord could throw the check away and it would not matter (as long as you can prove they physically took posession of the check)

If you have the ability to move, now is the time, even if it costs you money up front, in the long run it’s going to save you a lot of frustration and lost sleep.
The landlord may be going through some personal issues, may be trying to run a scam, may want to sell the house but can’t get the best price if there is a tenant... but unless there’s a real good reason to subscribe to his issues and get messed up in his business, document everything to protect yourself... and get out.

I meant paper checks. I have a checkbook that hasn’t left the drawer in years and you’re the first person I have even heard mention one in probably just as long.
I wonder if they have some kind of loan against this house and want to just get out from under it
Also wondered if they’d passed enough deadlines that one of them(husband and wife)need to “homestead”-move in and pay the taxes after claiming this is their domicile. Of course we would have to be gone for them to do that. Only way they can get us out is to trump up false claim of non or consistently late payment.
