Watch out, NIMBYs. Newsom just dumped single-family zoning
Los Angeles Time (Yahoo! News) ^ | 9/17/21

In one of his first moves after surviving the recall, Gov. Gavin Newsom took his boldest steps yet to fix
California’s housing shortage by signing a package of
bills that will transform the state by getting rid of
single-family zoning and making it easier to build the
housing the state so desperately needs.

Of the three housing bills Newsom signed Thursday, the most
consequential is Senate Bill 9 because it will
allow up to four units of housing on a single-family lot.
Another, Senate Bill 10, creates a voluntary program that makes it easier for cities to
upzone any urban or transit-adjacent parcel of land,
including a single-family lot, to allow a building of 10 units or fewer.

Maybe I'm naïve, but isn't this...good?

Many of the better neighborhoods in California have a saving grace - in the form of the often reviled HOA. The rules simply won't allow these types of rebuilds. But older and semi-rural areas without HOA's are in danger of mandatory cultural enrichment...

Not if you believe that zoning should be a local issue.

Also, California isn’t some heterogeneous state where all areas would be fine with multi-family dwellings. This stuff really should be done on the county level or city level.

Of course, the legisl00ture and Hairdo could have simply mitigated or gotten rid of the state’s open space laws, which would have opened up more land to development of all kinds, with the result being more abundant and more affordable housing.

But if you’re fine with this power grab, just wait until Beeeeeee-doooonnnnn fully implements the AFFH-on-steroids plan he was working on during his campaign. Large multi-family dwellings coming to an allegedly racist suburb near you!

When you can’t build out, you build up. Single family home fetsishists have plenty of other places to live.

Are you serious, or is that some kind of weird, commie joke?

He can pontificate all he wants but I’m in the construction business in particular in the solar business here in California and I can tell you this simple fact

The big home builders here in Ca. Pulte homes Schulte. homes - all these giants are building single family homes

For those of you familiar with the berry I’m talking about Dublin Pleasanton in Livermore Antioch far East Bay

You can’t just change the zoning by being a communist dictator, like this twit thinks that he can

And for the most part if you look at a county like Marin county where I live through is no more developer real estate everything is parks now

Most of what these communist idiots with no education do his position themselves and pontificate

There’s simply not going to go and knock down a bunch of single-family homes and build Soviet style block apartments it’s not gonna happen

If you go to the cities like San Jose they’re building a lot of apartment homes and condominiums because there seems to be more money in that

But those condos are $1 million.

The communist manifesto clearly states that they’re trying to destroy the nuclear family mom dad and kids

It is much is they can try to destroy single-family homes they think that they can achieve this goal

Put simply ; they are wrong

There’s nothing more satisfying in life than having a good marriage and raising kids in your worldview

Going through all the trials and tribulations protecting them from harm and moderating difficulties they get into

The good Lord has laid all this out in the Bible and it’s been this way for thousands and thousands of years

The communists the Islamists - they all try to think they can come up with a better way and destroy what is. What is true. What is eternal.

This is a kin to the communist Chinese trying to destroy Christianity

You cannot destroy faith !

you may be able to destroy the body - but you cannot destroy faith!!!

In my experience, “multi-family affordable housing” like Newsome wants more of, is another term for an instant slum. It’s not the density, it’s the type of tenant that is attracted to welfare subsidized housing.
He just wants to degrade existing single family neighborhoods because he hates the type of people who live in them. My opinion.

What California has done is to start to repeat what caused most great cities to decline.

“Interesting, though, that a millennial would even consider this as “good”.”

Millennials being less than 55 yoa. A bunch of CEO and UL VP etc... are late boomers and have a solid 8 to 10 years left in the work force.

Examine Chicago on Google maps.

There’s the Gold Coast and a few areas like Lincoln Park to the north and northwest.

Then it is most apartment buildings going north.

They pretty much stopped building high-end houses in Chicago around 1890 and started again in Evanston, Wilmette, Kenilworth and north to Lake Forest.

With high housing densities, property tax rates have to go up. At a certain point, even rich & high income folks balk.

California has a plethora of real estate. Even Silicon Valley is surrounded by empty hills, where houses could be build. But the enviros would never consent to that! So they rather make everybody live in slums.

Protective zoning allows for lower down payment percentages since housing values are more secure.
