A friend of mine is a roofer with a few employees. He owns two houses which he rents for income and maintains himself. He works his ass off at his company, and maintaining his rental properties.
He had a tenant (single mom, two kids) who was already behind two months rent when covid hit in March 2020. She stayed until May of 2021 - and then suddenly disappeared one night, never to be seen again. The house was a mess and my friend is out over $20K in unpaid/stolen rent, not to mention repairs.
I wish that I only lost $24,000 in lost rent.
The real goal is to destroy Mom and Pop landlords in favor of Blackrock owning all the properties and herding people into metro areas.
Just because the gov says you can't evict them right now does not mean that their debt is erased. Land lords should still enforce their contracts and seek court judgments covering the lost revenue.

Meanwhile the Blackstone Group is doing just fine with their non-paying tenants, while they buy out all the smaller landlords who are going under. The Great Reset is advancing through its script, page by page.

On a side note... I once saw a very affordable property. It was a house with existing tenants and an empty apartment over a separate garage. I thought, “Wow. I could buy most of it with cash and live comfortably in the apartment on the rent money from the house.” Glad I didn’t take advantage of that sweet deal. I’d be close to broke today.
Sounds like an idiot. Did a 4,500 air conditioning repair? Could have put in a whole new system for that or a grand more. I think this guy is just dumb.

“Ban” and “Moratorium” are the wrong words.
No one should dare to tell me that this isn’t the left acting out its desire to seize all private property and put it in the hands of the collectivity. Dogma #1 of communism: eliminate private property. This is forcing landowners to provide an apartment, heat, light, maintenance, insurance and parking for nothing in return.
After this is successfully implemented, they will move on to the owner-occupied house. Then to your car, your IRA and 401K. Do not doubt me. (Thanks, Rush).
