'Down the drain’: Millions face eviction after Biden lets protections expire

The federal eviction moratorium in place since September is set to expire Saturday, after the Biden administration refused to extend it and Democrats in Congress couldn't muster the votes to intervene.

Housing advocates point to renters in Ohio, Texas and parts of the Southeast — where tenant protections are generally low, housing costs are high and economic problems from the pandemic linger — as particularly at risk. Even though it has its own ban in place through August, New York is also a concern, because it has been especially slow at distributing rental assistance funds to the hundreds of thousands of tenants in the state who are behind on their rent.

Interest rates are at historic lows. A 300k house has about a 1700 payment. A 150k house half that, 850. And those include taxes and insurance.

A house for the price of an apartment is a very good deal.

State governors will just make the landlords keep them. While I completely against thos seizure of property rights I sure will enjoy blaming Biden for the mass evictions and the uncaring heartless democrats want thos. Of course it is politics. Next up, “We gotta pass my 14 trillion dollar rescue bill to save those poor people getting evicted. The republicans are agaisnt passing it so they want all those people evicted. It’s their fault”

Credit and background checks do help as well.

One group of freeloaders we had trouble getting out - we called our lawyer who told us to offer them $5,000 to get rid of them. We were lucky, they packed up and left in the middle of the night...leaving a huge mess behind them.

Does that include the fee for finding tenants? Usually they take 75-100% of first months rent and 7-10% of ongoing rent. I’ve looked at dozens of companies in the area and they all charge that unless you have 30-40 units

I don’t remember ours being that high - but we have long-term tenants with little turnover, so it doesn’t come up often.

A friend of mine who lives in a nice upscale neighborhood in Troy, MI, showed me the inside of the house next door to his after the black renters moved out.....trashed!

Why anyone would do what they did is beyond my comprehension.

I rented an apartment for about 23 years but if it had been a house, heck, I would have done all the grass cutting and landscaping for the landlord.

If they don’t pay the rent I have the utilities suspended.

Unfortunately, that's illegal in South Carolina. However, renting on a month-to-month basis with 30 days notice is the way to go! Just give notice and not renew the lease

That is illegal in most (all?) states to do—I’d be very careful doing that. Not to mention its hard to pass through $ for $ on the utility costs.

Good long term tenants are hard to come by in 18 hour cities I've found. Most of the good ones end up buying after a year or two of saving up or simply needed a place to live for a year till they could figure out where they want to buy/live permanently (moved in from out of town). The longest tenant I've ever had was 5 years and they trashed part of the place the last year they lived there (divorce, sons girlfriend moved in and smoked inside, etc) - 1 of 2 of my tenants I've ever had to use their security deposit. Most of my tenants are usually around 12-20 months, some less, some a bit more.

I'd agree at 5% a property management firm would be worthwhile but just not feasible in most cities unless you pay all cash AND don't mind a very large chunk of your profits going poof. It's so easy to research market rents, get credit and background checks, collect payments on Zillow, etc I just don't see a lot of value unless you don't live near the properties.

Only two tenants I’ve had do damage to any of my places were white (although most white families have been great that I’ve had). I’ve only had 3 black family tenants but all 3 were great...one of them (retiring military) was the cleanest people I’ve ever seen in my life, including my own wife/self. High credit score, good job history, has first months rent + security deposit at signing usually equals good tenants.
