Why anyone would do what they did is beyond my comprehension.
I rented an apartment for about 23 years but if it had been a house, heck, I would have done all the grass cutting and landscaping for the landlord.
Only two tenants I’ve had do damage to any of my places were white (although most white families have been great that I’ve had). I’ve only had 3 black family tenants but all 3 were great...one of them (retiring military) was the cleanest people I’ve ever seen in my life, including my own wife/self. High credit score, good job history, has first months rent + security deposit at signing usually equals good tenants.
