My suburb in KC (on the Kansas side) can’t keep homes on the market. The day they’re listed, they’re gone. I would love to grab some extra money by selling, and I’d get a lot of money for my crappy home, but even the smaller homes are too expensive now so it wouldn’t be worth it.

Exactly. My wife keeps telling me it’s time to sell. Then I ask her: “...and buy where?” My supervisors have asked if I want to move to Colorado Springs. I did a check of housing in the Springs, and to get the equivalent of what I have now in Florida, I would have to buy a house at $800K to $1M. I just paid off my house early and have no debt. I told my bosses that no, I would not be willing to move and go back in debt while losing about 40% of combined salary. I’m fine right where I am...just not a fan of the heat and humidity.

I’m in Overland Park. The realtors are all begging for the house. I wonder if they would take less than a full commission or if I should do it FSBO. I know the value I should get so it’s open door hit the target I probably would agree to sell to them. They buy as is where is. otherwise I need to do about $15,000 worth of cleanup work. Painting, new carpeting, just detail work that has been ignored over been a year

Yep and when move, incur lots of expenses moving and outfitting new house.
