Even here in the out of favor midwest, new houses are popping up like dandelions in May. The demand side is strong. They have a hard time finding enough braceros to nail them together.

Three years ago, we bought a small piece of land in eastern Maine where we wanted to build a summer home. We got quotes back then to build it, but put it off due to other expenses we needed to deal with at the time. That was a bad mistake on our part. I talked to our potential builder last week, and the cost of the house has now more than doubled....yep, at least doubled. There’s no way we’re gonna build it now.
I want to personally “thank” all the democrats, both local and national, for this BS.

I’m glad I don’t live in an area that gets hurricanes. It would cost a fortune to put plywood over the windows of modern homes.

I did a quick check on homedeport.com. $66.48 for a 4’ x 8’ x 3/4” sheet of birch plywood. Not cheap, but nnowhere near $100. These days, most new houses use more OSB than plywood anyway.

A builder told me, months ago, that the cost of lumber was skyrocketing, thanks to increased demand for housing. Will this housing bubble burst soon, or will the higher prices be here to stay?

It’s the sawmills and processing plants. The guys who own timber land say they’ve got a lot of wood they can’t sell because everyone is backed up. Eventually, all this wood will work its way through the system.

Okay, the author is beating the wrong drum when it comes to wood prices. Yes, there’s inflation. But the largest contributor to the price of wood is that the Trump administration slapped a tariff on imported Canadian wood, claiming that the Canadian government was essentially giving the wood away at less than market price. (This disadvantaged American lumber producers.) The tariff was intended to force the Canadians to negotiate. Then, Trump “lost” the election and the tariff was not negotiated away. The Canadians say that the Biden administration will not even take their phone calls. This is probably because the administration is making a huge killing on the tariff so we can expect exorbitant prices until Biden is gone. One article several months ago said the tariff had increased the price of the average home by $30,000.

I am a regular buyer due to the need to repair rental property. I have put off several projects because of the cost. I am now looking at making some things out of steel, which I already have. That’s gonna make for some amazing porches.

Copper Romex wire has doubled, even tripled depending on who you are buying from.

This represents a 10%- 20% increase in cost to the sub, with this cost being passed on to the general, who passes that increase to the owner. Plus a mark-up.

My bids (along with many other contractors I know) now are not fixed in price until such time as a deposit, adjusted for todays pricing, is received, and which covers the complete cost of material.

Suppliers are also being limited to how much they can purchase in a given month based on 1/12th of what they bought last year. This means that we have to order way before we need the product. If I need 400 boxes for a job I can order it all, but most will be back ordered and dribbled out to me a little at a time.
