Back from hospital. Feeling fine; new SS spring in my heart (4th one). Supposed to rest but my project needs more work.

It's a good thing we don't buy cars the way we deal (don't deal) with the medical business. The car salesman would decide all the details of which car you need, give it to you and tell you later how much your going to pay for it.

Thanks to everyone for best wishes! Everything came out fine, minor blockage fixed with another stint. Have to take it easy for a few days, then back to normal.

HI John, Glad you got it done and over with and every thing came out ok. I have one stent, put in 4 years ago and so far seem to be doing ok. Neat they have some thing like that huh?

MECHANICS' LIENS

The law provides that anyone who furnishes labor or materials to your home can record a "Claim of Lien" or "Mechanics' Lien" against your home if they are not paid. Even if you have paid your general contractor in accordance with the contract, if the contractor failes to pay any subcontractor or materials supplier who performed work or supplied materials in connection with your project, you still run the risk of having a lien filed against your property. You could be required to pay a bill twice to keep from losing your home in a foreclosure proceeding.

Looks like they are a subcontractor that didn't get paid by the contractor, and judging from the numbers, they are putting liens on EVERYONE.

Hi JJ! Am glad you're back and feeling fine!

I'd say can't the project wait a bit but I wont. :)

Car customers, seem to get treated a bit better. If something doesn't operate after getting "worked on", the customer doesn't have to pay until it's fixed. Don't we wish it were the same in health car.. sigh~

I am VERY familiar with Mechanic's Liens, being a real estate developer/manager.

How do you come to your conclusion that this is a sub-contractor?

By the number of liens, my guess is that this outfit is a general contractor.

I take it that it's not unusual for either a contractor or subcontractor to have over 920 claims, some claims have multiple filings.. Seems like something's not right. that's A LOT of claims. What say ye?

Not unusual...many times involves disputes over cost overruns, late payments, etc.

The timing of the mechanic's lien is often important...could be just late pay OR the contractor thinks that the property owner is contemplating a sale of the property.

If the property is going to be sold, a mechanic's lien will show up during the title search...will queer any potential deal, until settled.

Should the "seller" enter into a contract to sell, the contractor would likely file a "lis pendans" which will effectively cancel the sale until the matter is settled.
