We were there almost one year ago today.
The "dicey" neighborhood is probably confined to the portion of Mayport Rd north of the road that goes around the base to the ferry landing. There were no such places south of the intersection. That area is populated with a bunch of single family homes, light industry and light commerce. The property in question is very near a country club that fronts on the Atlantic.
There is significant development pressure from Jacksonville Beach, Atlantic Beach, and Neptune Beaches in the area. It was far more busy than the last time I was in the area - which is when I was in college in the early 80s (and, yes, the Mayport Rd. area at that time was much the way you described it as I had to make many a trip to the naval base). There is also some development pressure from the west from Jax proper. It is taking on more and more the appearance of the typical beach community.

One question for you ...... unions are very interested in the development of ANWR ..... jobs at stake. Of course, that is envirogore's worst nightmare. What effect might that have in the support he gets from unions?
