Pacific Palisades lies North of Santa Monica and South of Malibu, with the Pacific Ocean and Will Rogers State Beach on its southern boundary. The Western boundary is located in the Castellammare area at the J. Paul Getty Museum. The Northeast boundary is at the periphery of the Riviera Country Club. The Northern boundaries are provided by the picturesque and rugged Santa Monica mountains.

Because of these wildfires the real estate market in that part of California is destined for a monster reset......and not in a good way.
The area was once Red. In 1976 it sent B-1 Bob Dornan to Congress, but Ted Lieu, one of the bluest Democrats, now represents the district.

I lived in Brentwood, not too far from the Palisades. I determined if I ever became wealthy enough I’d move there, but it never happened. I just loved the area.

How so, and why?
Many are not going to be able to rebuild because the price of reconstruction will be out reach.
Insurance companies provide coverage per square foot.
The median listing price per square foot for homes in Pacific Palisades, California in December 2024 was $1,400. The median home price was $4.9 million.
A lot of people in Pacific Palasades own homes that have been passed down in their families for generations, which means chances are they won’t be able to rebuild unless they downsize considerably.
There’s a lot of people living there that AREN’T rich movie stars.
I see empty lots being sold by people that can’t afford to rebuild to people that will rebuild and make massive profits.
Even those millionaires that can afford to rebuild will have trouble getting insurance.
Millions of homeowner policies have been canceled over the years in part due to state regulations. And this multi billion dollar FUBAR should send all insurance companies packing.

I don’t know the area; I’ve only been in LA a couple of times, and only briefly with no time to explore. So ... I went to GoogleMaps street view and “drove around.” Most of the homes look like fairly standard 1960’s-70’s suburban ramblers, similar to what one would find in some of the A-/B+ suburbs of that era in any decent sized midwestern town or small city. My wife’s cousins farm, and our peers in that group back home — mature adults with college age or older kids — have built bigger and fancier houses out on the farm. (Yes, they are commercial farmers, not hobby farmers.) I’m sure there are grander Hollywood type houses tucked away as you sneak up the canyons into the hills, but most of the impacted neighborhoods are not McMansion country.
The prices are crazy because they have been inflated by the general pressures of a big city, and then multiplied again by assorted California craziness. The cost of rebuilding should not be exorbitant if California government could get its act together, which of course it won’t.
The way our home insurance works (CT) is they give us a dollar “replacement cost” quote for the entire home.
If we are willing to pay more for the insurance they will raise that dollar amount cost for coverage.

The entire area is breathtakingly beautiful - why so many celebrities have moved in. My sister lived there in the mid-80s when the area was more affordable, she had kick-a** views up and down the coast from her ho-hum, ordinary home. House exploded in value in just a few years and she and ex- made a lot of money when the home was sold because of divorce.
She says she’d wished she’d bought him out at the time, now it is prohibitively expensive to live there - and now they have the coming headache of fighting the insurance companies (if they have insurance), the anti-development California Coastal Commission and every other regulation, tax and burden the state can throw at them.
