Goodness Judy! Even dumb me knows you need to freshen up a house (clean, declutter, fresh paint, etc.) before listing a house if you want top dollar! For the pictures at the very least.

I’m glad you feel better! And that explains why it’s not selling. I think in the market down here it probably would sell but yours might not be as hot. Just last week a friend’s house and another house in this neighborhood sold in one day. Neither one had been updated, well actually my friends house was supposedly updated but they did it the cheapest way possible. It sold anyway.
We did ours the easy way, we moved out first. It’s so much easier to have something look clean and the rooms large if it is empty.
But the very first house we sold we had the best realtor. She really knew how to Stage it. We got rid of about half the furniture. For instance in the living room we just had two recliners and a table in between. And they were facing each other so it look like a cozy little Nook. In all rooms we got rid of the trash cans. Got rid of big tables like coffee tables. The Less Furniture in a room the bigger the room looks. It didn’t matter that the house looked completely unlivable, like the chair is not facing the TV. And no way to throw anything out. Apparently people don’t look at stuff like that.
I like your game plan of having your daughter handle it. Hopefully things will get done and you can move on!
I just realized...I didn’t mean my post to sound in any way like YOU were doing it wrong! That realtor is just a GRIFTER. I’m sure that if you hadn’t felt under the gun with selling the house you probably would have told the realtor to take a hike before signing him on.
Well I guess I’m dumber. The house is always clean, and I don’t have clutter around anyway. I didn’t know you’re supposed to almost empty the kitchen countertops or remove small area rugs, even though they’re very nice and expensive wool rugs. I knew the downstairs needed painting, but, too much resistance to that suggestion. The upstairs is quite nice, it’s the downstairs that is old and tired.
No worries. Sometimes I am not too bright.
So, the fired realtor just called. He says he’s got someone whose client is 95% sure they want the house at asking price. Says he doesn’t know how he missed the listing and can he come and see it. Says the two units is exactly what he’s looking for....and if the sale happens, he’ll take a half per cent off his commission because he feels badly about how it all went down. I’ll keep y’all posted.

You and your daughter were on the right track with spiffing things up on the surface. If the realtor had said that these things needed to be done, I bet you would have met with less resistance from hubby.
I’ve always read people like to see places ‘empty’ but me personally I don’t mind. To me, having some stuff in the house helps in judging would my stuff fit. My house was empty when they took the photos, and I’m a visual person. Like, if I have a king-size bed, seeing a king-size bed in the space tells me ‘yup, mine will fit’. Without that, I might think it will fit based on measurements, but maybe not. Hopefully that makes sense.
Y’all keep posting! I’m making notes for if/when I have to sell.

Ditto here. But that’s exactly why as a seller an empty room looks bigger. Or if you just have a couple pieces of furniture, it will look bigger. I’m pretty bad at visualizing, even if I measure it still seems like they will be extra space if the room is empty. I must not be the only one because Realtors have indicated that as well. Remove as much Furniture as possible!
