I have a large box for the mail. First we let it sit for a while, then I put a portable ozone generator/cleaner in the box and close the lid. It works for 20 minutes. Then you let it sit till the ozone is gone.

Have been working on that for the house w/ local legal assistance for elders program from local university, but right now all is in limbo as the University is mostly shut down. Also can't find deed, and it's an old one - have to do manual search at County Clerk's office, and, you guessed it... Have not given up on this in long run. Mom's dementia has accelerated recently too, so competence to sign docs in front of a notary could be an issue. I DO have good records of all the loans. SHOULD be further along with this, but, preps for virus / shutdowns / etc. took up substantial time, plus the Mom care is really "wearing" on me, even with help from wife and her cousin (who doesn't drive).
Maybe refinance, with lower rates?
Talked to 2 banks about a HELOC loan some time back. Can't do w/o good source of income. Was dicey even then due to doing mostly 1099 work. Housing market in Mom's town is crap (long story), banks REALLY don't want to chance ending up with the house, and that was B4 all this.

NYET. What little is left of my business occupies any spare space. Plan was to build new small house on other end of our 1 acre property, for Mom, then sell hers - that's all shot to hell now.

We love him, but next brother despite once being a top IBM global troubleshooter is useless (alcoholic), goes "incommunicado" for months at a time, lives in tiny crammed full upstairs apt. w/ no disabled access - Mom is 95% wheelchair bound. Other brother is sober but single and no $$ -- 6 (!!!) divorces will do that to ya'. Also is 2100 miles away. My wife and her cousin can only offer some time as assistance. That's IT for family help.
The one "good" thing is that my quarterly Fed estimated tax payment has probably gone to near zero. but... I'd much rather be in a position to owe them a lot!
