I just received a notice of intention to terminate my rental agreement for the the following reason
/Section 4 of the Crime Free Multi Housing addendum: Resident, occupants and occupant's guests shall not engage in any act of violence or threat of violence, including but not limited to the unlawful display or discharge of a firearm, a racial slur, a hate crime or any property damage on or off the leased premises.
This all started occurring a couple of weeks ago when new neighbors had a loud party which lasted past 3:30 PM in the apt next to mine. I called the police they came and shut them down.One week later the same thing happened and at 1:30PM I again called the police to shut down the noise coming from that apt.
The occupent of that apt also parks half way into my parking spot making it virtually impossible to get in and out of my vehicle where as SHE doesn't use half of her parking spot (She parks at a 45 degree angle.)
I need advice or the name of a good attorney to represent these things because it is well known that at least 2 of the managers are Obama followers, and I happen to have a anti Obama sticker on my car.
None of the charges are true and my neighbors can all attest to the fact that the people in that apt were waking people up both nights. Many of these people lived 2 apt buildings away where I am right next door.
I heard not one person say anything about race only that they were falling down drunk in the parking lot in additions to swearing at the top of their voices and just making noise late (very late) into the evening.
can any of you freepers help or give me more than mere condolances but rather help in this matter.
I live in Chandler Arizona if that helps and am a disabled vet.

But you need witnesses besides the cops if that happened prior to their arrival.
In these situations it is best to just call the cops and not engage the riff raff.
One more clarification needed. Was this a notice to terminate your lease, or a notice to not renew once the lease expires?
Why would you want to live there and put up with that? I would consider it a blessing to have the lease broken.
You want to buy time and get them to pay house moving costs. Tell them because you are a Vet you are going to the cutest human interest reporter at your locl TV station and to plan to be on camera.
When someone steps into my space where they can throw a punch, you step into that space which not only prevents them from throwing a powerful punch but also intimidates them. The latter effect is the most effective.
I understand the principle, but who did you step into, etc etc? Relevant questions.
The trouble is that this is a better class of people where I live now. It is just that the manager(s) are liberals who see one white guy standing up to 10 - 12, Mexican, Black and what ever other races were involved those two evenings.
Never, ever call the police for anything.
Apartments are usually owned by a business group or owner who is deliberately not nearby. They hire a management firm to run the place. The owner/s lives are much more pleasant that way. Tennants typically think the apartment manager is there to serve their needs. Nothing is farther from the truth. The manager is there to insulate the owners from crap. Hire an attorney to craft a letter threatening to file a complaint with HUD. Most complexes get some sort of HUD subsidy as part of their loan guarantees when they bought the place/s. They value that free money from HUD far more than some pissant apartment manager.

Yes. There was. I always give people a chance to do the right thing before calling the cops.
One night or an incident is not the time or place to do battle if you live in such a position of vulnerability.

Police are not referees. They are not therapists, camp counselors, diversity coordinators, Landlord / Tennant relations board directors, or anyone's friend. They represent a headache for the management company running the place. As such, you become the problem, not the person/s at the root cause.
You call the cops, things only go from bad to worse.
