I think the best thing would be to say.........this has made me uncomfortable so please don’t share a bed here.
Hopefully the son will have enough respect to agree immediately.

I still think living with his parents would be worse...

The first part of the sentence was roughly If he appears to be motivated to move out ASAP....................then letting him make himself at home for a couple months might be in your long term best interests. that does not change what i said... if he makes it too comfy for him, a short amount of time may grow into eternity... if he wants female bed guests, and is not able to do so in that house, this may motivate him to get out sooner...

I wouldn't allow it for a few reasons, if there are other children in the house it is not a good influence, what starts as a one night thing could eventually turn into more often and/or more permanent, and the uncomfortable feeling when everyone wakes up and they emerge from the bedroom. Even room and board would not make it OK for me, if they want to stay overnight together stay in a hotel.

No. If they are old enough for sex they are old enough to finance a place to have it.

Your house, your rules. If he wants to "get sexy" with her, he should MARRY HER first.
You ready to be a grandfather? He could easily get her pregnant (another unwed baby being born). You comfortable with that?
If your son complains that he's an adult, he can PROVE he's an adult by getting his own place, paying his own bills, and making his own rules.
Enough said.

she is very smart, but he isnt going to marry her, which is a big reason why Im against it. He is just using her, and someone needs to show her some respect. It will be me. Talk to her, and ask her why she is letting herself be used that way. If he has no plans to marry her, does she know? Tell her, you are a beautiful and smart young woman. You could do MUCH better than some kid who lives at home who doeswn't have a job and won't even marry you.
An honest repsonse from parents can carry a lot of weight.
I shacked up early in my youth because my divorced mom was adamantly against marriage.
But, my boyfirend's dad wrote us a serious letter about why not. I was so astounded that an adult would lay it out like that. The guy wised up too, and we've been married 29 years.
