Sounds nice.

If you have a raised floor, you can probably best kill those termites by heating the hell out of the area under the house with a few space heaters.

Termites die easily and by heating the area, you can easily and cheaply kill all the bugs in a day or so.

I'm here! The trip was uneventful, and it was about two hours longer than if I had made it myself, but I'm here. The weather is perfect LV weather!

The crew started to show up around 6:30, and we were done by shortly after 9:00. It was 10:30 before we actually got out of town, but that's OK. We made it!

Life is good!

Oh, man, you do NOT know how I wish for a raised floor, but I've got 1950's slap-em-up suburban slab-on-grade construction. We have fought the Battle of the Bugs more than once around here, and the only way to win is to remain vigilant.

RULE #1 in California Residential Real Estate:
DO NOT EVER buy a house with a slab-on-grade foundation.

EXCEPTION: If you get the property for so little that you can bulldoze the house and build a new one that IS NOT slab-on-grade.

WHY? 'Cuz when that slab cracks (and it WILL), all the termites underneath come up through the cracks and find FOOD. Sole plates, hardwood flooring, whatever they decide to chew on is redily available without them risking any exposure.

California is in a red zone with respect to national termite demographics; more colonies per acre out here than practically anywhere else in the country. Our only positive note is that we do not have Formosan termites, which they DO have down in New Orleans.
